Position Overview
The Mortgage Post-Closer is responsible for all activities following the funding of a residential mortgage loan, ensuring that completed loan files are accurate, compliant, and delivered to investors and custodians within required timeframes. This role serves as the final quality checkpoint before loans are purchased, playing a vital part in maintaining investor relationships and protecting BoxCar Mortgage from repurchase risk. The ideal candidate brings 2+ years of post-closing or closing experience and excels in a fast-paced, detail-oriented environment.
Key Responsibilities
- Review funded loan files for completeness and accuracy, ensuring all required documents are properly executed, dated, and in compliance with investor and agency guidelines.
- Track, request, and collect trailing documents including recorded deeds of trust, final title policies, mortgage insurance certificates, and executed originals from title companies and closing agents.
- Prepare and ship loan packages to investors, custodians, and document custodians within established delivery deadlines to avoid penalties or pair-off fees.
- Reconcile loan data between the loan origination system, investor portals, and warehouse lender records to ensure consistency prior to purchase.
- Resolve post-closing exceptions, deficiencies, and investor suspense items in a timely manner by coordinating with closers, title companies, and internal departments.
- Monitor and manage investor stacking orders and purchase timelines, escalating potential issues before they impact delivery commitments.
- Maintain and update tracking spreadsheets, reports, and dashboards to provide visibility into trailing document status, shipping timelines, and outstanding exceptions.
- Assist with MERS registration, MIN transfers, and interim servicing updates as required by investor and agency guidelines.
- Support internal and external audits by providing organized post-closing documentation and responding to audit requests ina timelyfashion.
- Stay current with changes to investor guidelines, agency requirements, and recording standards that impact post-closing procedures.
Qualifications
Required
- 2+ years of experience in mortgage post-closing, closing, shipping, or a closely related loan operations role.
- Solid understanding of conventional, FHA, VA, and USDA loan programs and their respective post-closing and delivery requirements.
- Familiarity with investor purchase processes, trailing document requirements, and custodial delivery standards.
- Proficiency with loan origination systems and investor delivery portals.
- Strong attention to detail with the ability to manage high volumes of loan files and meet strict deadlines.
- Excellent organizational and time-management skills with the ability to prioritize competing tasks.
- Effective written and verbal communication skills for coordinating with internal teams and external partners.
Preferred
- Experience with MERS registration and maintenance procedures.
- Knowledge of warehouse lending processes and collateral tracking.
- Familiarity with e-recording and digital closing document workflows.
- Prior experience working with multiple investor channels (agency,non-agency, correspondent).
- Exposure to post-closing quality control processes and audit preparation.
