General Summary

This role is tasked with originating residential mortgages for Low-to-Moderate Income (LMI) communities, majority-minority populations, LMI individuals, and minority individuals including those identifying as Black or African American, Hispanic, American Indian, and Asian/Hawaiian/Pacific Islander. Additionally, the position is responsible for cultivating strong partnerships with nonprofit and local community organizations to inform first-time homebuyers about both internal and government mortgage products.

Reports to: VP, CRA and Community Development Officer

Essential Duties and Responsibilities – (other duties may be assigned)

CRA Mortgages

  • Responsible for the research and recommendation of new LMI lending products and services in conjunction with the review and evaluation of current product offerings.
  • Maintains a pipeline of CRA and non-CRA book of business
  • Demonstrates inclusive marketing efforts to develop new leads, loans and bank relationships.
  • Conduct first-time homebuyer classes and host vendor tables at community events, etc.
  • Establishes and maintains relationships with nonprofit housing groups, state and local affordable housing organizations and realtors to further mortgage origination in LMI areas.
  • Engages with community and other organizations focused on affordable housing programs in the procurement of down payment assistance programs or minority communities.
  • Promotes the bank’s CRA/LMI and minority lending programs internally and externally to create awareness and increase LMI mortgage activity in designated assessment areas.
  • Advise and educates current and potential customers on homeownership, borrowing, mortgage loans that meet their financial needs.
  • Provides excellent customer service from approval through closing, working closely with internal staff to verify all information required for underwriting.
  • Reviews reports, attends monthly meetings, and maintains current working knowledge of the bank’s performance in designated assessment areas.
  • Meets monthly with the VP CRA and Community Development Officer to assess and create action plans ensuring that CRA mortgage goals are achieved.
  • Additional responsibilities as assigned.
  • Be familiar with and comply with the provisions of the Bank Secrecy Act and USA PATRIOT Act as they relate to the functions of this position. Complete all required reports related to those acts and report any observed violations or potential violations of those acts to a supervisor or other appropriate bank officer.
  • Be familiar with and comply with all federal and state banking regulations as applicable.

Community Development

  • Develop and maintain relationships with key community partners and nonprofit organizations that serve various underserved groups, including but not limited to, LMI and MM in the bank’s assessment areas.
  • Represents the bank serving on boards/ committees or taskforces that support low- and moderate-income communities. Attends community events related to CRA /and community development.
  • Responsible for promoting home ownership through community outreach efforts, specifically in communities in low-to-moderate and majority-minority census tracts.
  • Assist in assessing community needs and executing strategies to ensure the bank’s CRA and Community Development goals are met.
  • Process Federal Home Loan Bank of Indianapolis (FHLBI) down payment assistance grants for internal and external customers ensuring compliance with FHLBI requirements and maintaining accurate file documentation.
  • Monitor all FHLBI grants insuring discharge after 5 years.
  • Ensure compliance with requirements of all FHLBI grants and maintain accurate documentation in the files.

Qualifications

To perform this job successfully, an Individual in this position must be able to perform each of the above essential duties satisfactorily and exhibit the values of the Company. In addition, the requirements listed below are representative of the knowledge, skill and/or ability required.

Experience and/or Education

  • 3+ years’ experience in in the area of community and diversity mortgage loan origination.
  • Working knowledge of FHA, conventional and governmental lending guidelines, federal lending regulations, CRA, Multicultural and HUD income guidelines.
  • Licenses/Certifications: must hold NMLS or be eligible to register with the National Mortgage Licensing System and Registry.
  • Experience with Community Reinvestment Act related to consumer products and services, small business banking and/or community development lending.
  • Strong organizational and administrative skills.
  • Ability to work throughout an assigned region/territory while supporting the goals and objectives of the organization.
  • Bachelor’s degree required.

Competencies

Knowledge - Possess the knowledge to assist in the implementation of the Bank’s Community Reinvestment Act strategies. Retail and/Mortgage lending experience preferred.

Project Management - Strong project management skills required to develop and implement projects, initiatives and plans across assigned assessment area(s).

Leadership – Organizes and motivates others to achieve organizational goals for CRA and Community/Economic Development. Represents the Bank professionally to both internal and external constituents.

Written and Oral Communication – Effective written and oral communication skills required, with the ability to interface with Internal and external stakeholders and community partners. Has group presentation skills.

Analytical – Ability to analyze Community Reinvestment Act performance and market data as well as prepare qualitative and quantitative assessments and effectively communicate results to varying levels within the organization.

Technical Skills – Knowledge of Microsoft Office products, Word, Excel, PowerPoint, and SharePoint required. Ability to teach, educate and provide mentorship.

Teamwork - Ability to work independently as well as with a team, to identify opportunities and solutions that contribute to the bank’s Community Reinvestment Act performance.

Physical Demands and Work Environment

Ability to work in an office environment which may include many hours of computer and telephone usage. In addition, this position requires many hours of “outside” or non-office activities that will place the employee in a variety of private and public environments.
