Job Summary
The Groundskeeper/Day Porter is responsible for ensuring that the physical aspects of the community are maintained, and standards are met regarding the grounds, amenities and overall curb appeal and provides support to the maintenance team members.
Responsibilities
- Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
- Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
- Completes assigned minor and routine service requests as requested by Maintenance Supervisor and/or Property Manager and assists the make-ready technician in the turn process.
- Care of swimming pool and related equipment; maintain water quality and safety apparatus.
- Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
- Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.
- Maintain a professional demeanor and appearance at all times.
- Other duties as assigned.

Education and Experience Required
- High school diploma or equivalent is required.
- At least one year of experience in the property management industry or directly related field.
- At least one year of experience or training in custodial, cleaning work.
Scheduling
- Required to maintain a regular schedule which may require working overtime, weekends, and non-traditional holidays.
- May be required to be on-call and aid during staffing deficiencies on-site.
Physical Demands and Work Environment
- Ability to lift, push and pull up to 100 pounds.
- Ability to walk around the property several times daily (on uneven surfaces and/or climb several flights of stairs)
- Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
- Talking, hearing, and seeing with close visual acuity are frequently required.
- Driving a golf cart on the property may be required.
- Ability to work under minimal to moderate supervision.
- Ability to tolerate stressful situations.
- Exposure to hot, cold, wet, humid, or windy conditions (temperatures will vary depending on region).
- Exposure to noise, vibrations, atmospheric conditions, as well as working in confined or restricted spaces.
