Job Description

The Asset Manager reports to the Vice President, Asset Management and works closely with the entire Crown team to maximize the value and return on investment for Crown’s real estate investments. The job entails creating, implementing and executing asset and portfolio level strategies and reporting on performance throughout the life cycle of an investment. This may include examining the acquisition, operations, repositioning, capital requirements, leasing, financing, municipal planning, redevelopment, financial projections, cash management and disposition of a portfolio of properties.
ResponsibilitiesProvide Superior Returns to our Investors through Strategic Planning & Execution
- Create, maintain and actively drive forward the strategic business plans for the properties, including qualitative and quantitative analysis on the acquisition, operations, repositioning, capital requirements, leasing, financing, municipal planning, development, financial projections, cash management and disposition of the properties with the objective of maximizing returns for investors.
- Clearly articulate direction to various internal teams (accounting, property management, leasing, construction, investments and marketing) to ensure alignment of objectives
- Support portfolio level initiatives and investor reporting.
- Lead or assist in the appraisal process for the properties.
- Lead or assist in arranging new or replacement financing for the properties.
- Lead or assist in municipal planning or development initiatives.
- Lead or assist in the disposition of properties.
- Assist, review and provide guidance in the overall budgeting process for the properties.
- Assist, review and provide guidance in the quarterly reporting process for the properties.
- Review and approve capital plans and capital projects.
- Review and approve leasing plans and leases.
- Other projects that may be assigned from time to time
- Bachelor’s degree in business or economics, an accounting designation or other related education.
- A minimum of 4-5 years of asset management, investments or related real estate experience.
- Ability to analyze, critique, interpret and negotiate key documents such as agreements of purchase and sale, mortgage documents, co-ownership agreements, leases and Fund documents.
- Ability to review and critique financial statements, appraisals, and other 3rd party reports such as building condition assessments and environmental reports.
- Understanding of key value drivers to recommend strategic initiatives supported by sound rationale.
- Ability to perform and present well thought out financial analysis reflecting impact of complicated lease structures on asset and fund level valuations, debt, covenants and returns
- Development and planning procedures experience preferred.
- Strong proficiency in Argus Enterprise, MS Excel, MS Word, MS PowerPoint with ability to leverage AI tools
- Experience with budgets, property cash flows, forecasting and accounting.
- Understanding of economic indicators and the impact on commercial real estate.
