Keymont Community Management is seeking a new Community Manager to manage an exciting property in our ever-growing portfolio of communities. This community sits right in the heart of one of Arlington's most dynamic & growing neighborhoods, and represents a great next step for a talented Community Manager who's skilled at people management, relationship-building, customer service, vendor management, and safety & compliance.

Responsibilities:

  • Administrative/Financial: Manage deadlines, maintain records, respond to resident complaints, oversee the application process, ensure lease compliance, handle vendor communication, and assist in financial tasks like rent adjustments and report submissions.
  • Leasing and Marketing: Show properties to prospective residents, conduct market surveys, manage advertising accuracy, and promote referral programs.
  • Owner/Resident Relations: Maintain positive relations, enforce policies fairly, and manage move-ins/outs with a focus on customer satisfaction.
  • Board Interaction: Serve as the primary point of contact for the Board of Directors, owners, and residents, delivering the responsive, high-touch service standard expected in a luxury condominium
  • Personnel Management: Hire, train, and supervise staff, ensuring operational goals are met.
  • Property Maintenance: Inspect properties, supervise contractors, coordinate maintenance, and implement safety measures.
  • Compliance: Enforce the association's governing documents, rules, and architectural standards consistently and with sound judgment, escalating violations through the established notice and hearing process
  • Accountability & Responsiveness: Serve as the association's after-hours emergency contact and lead the building's response to outages, water intrusion, and other urgent events, including insurance claim reporting
Requirements:

Required Qualifications

  • Bachelor's degree, or an equivalent combination of education and community association management experience
  • Minimum five years of community association or property management experience, including at least two years managing a single on-site property
  • Direct experience with high-rise building operations: elevators, HVAC/cooling towers, fire and life-safety systems, parking structures, and building envelope
  • Demonstrated experience working directly with a Board of Directors, including meeting facilitation, governance, and enforcement of governing documents
  • Proven budget ownership: developing an annual operating budget, managing to it, and reporting variances to a board or ownership group
  • Experience soliciting bids, negotiating contracts, and holding vendors accountable to scope and performance standards
  • Experience supervising on-site staff, including scheduling, coaching, and performance management
  • Working knowledge of the condominium act and Fair Housing requirements applicable to the property's jurisdiction
  • Exceptional written and verbal communication skills, with the polish and discretion required to serve a luxury residential clientele
  • Proficiency with Microsoft Office and community association management software
  • Availability to respond to after-hours emergencies and to attend evening Board meetings

Preferred Qualifications

  • Experience managing a luxury or high-end residential property with a staffed front desk or concierge program
  • Experience leading capital improvement projects from bid through completion
  • Familiarity with reserve studies, insurance claims administration, and working with association counsel
  • Experience managing a property through a developer turnover, major renovation, or building systems replacement

Certifications & Licenses - not required, but nice to have!

  • CMCA (Certified Manager of Community Associations)
  • Virginia CIC Manager certification through DPOR, or ability to obtain within six months of hire
  • AMS or PCAM designation
