The Role

We are seeking a bright, highly organized, and tech-savvy Residential Maintenance Manager to join our team full-time at our Bloomingdale HQ.

This is a high-impact, customer-forward logistics and coordination role. You are the "air traffic controller" for maintenance requests, property turnovers, and preventative care across our DC portfolio. Working on-site alongside our field technicians, turnover team, and home relationship managers, you will ensure every work order is triaged quickly, communicated clearly, and tracked to 100% completion—no open loops allowed.

Key Responsibilities
  • Ticket Review, Triage & Dispatch: Oversee daily inbound maintenance requests in LeadSimple and AppFolio. Dynamically assign jobs by balancing in-house technician availability with vetted third-party vendors for optimal quality, speed, and cost efficiency.
  • Closed-Loop Communication: Maintain swift, clear, and empathetic communication. Ensure 24- to 48-hour updates are delivered to residents and property owners on all active work orders.
  • Turnover & Scope Coordination: Partner with our turnover team to prepare detailed repair scopes and estimates so owners have the information needed to approve work seamlessly.
  • Preventative Maintenance (WellNest): Coordinate dispatches, safety checks, and owner condition reports for our signature annual preventative care program.
  • Billing & Quality Oversight: Audit maintenance invoices and vendor charges for technical accuracy and alignment with completed work.
  • Tech-Forward Workflow: Harness property management software and AI tools (AppFolio, LeadSimple, Slack, Notion, Google Gemini) to maintain complete documentation compliance across the portfolio.
Qualifications & Skills
  • Strong Technology Comfort & Systems Fluency: Exceptional comfort operating across digital platforms and property management software. Hands-on experience with AppFolio, LeadSimple, or similar systems is strongly preferred.
  • In-Office Presence: Full-time presence in our Bloomingdale, DC office (Monday–Friday, 9:30 AM–5:30 PM EST).
  • Property Management Experience: 2+ years in residential maintenance coordination, turnover logistics, or property operations.
  • Customer-Forward Communication: Outstanding written and verbal communication skills. Ability to translate technical repair details into calm, reassuring messaging for owners and residents.
  • Detail-Obsessed & Organized: You thrive on bringing order to a busy inbox, catching the small details, and bringing every task through to completion.
  • Local Knowledge: Familiarity with District housing codes, local vendor networks, or Fair Housing guidelines is a plus.
