Responsibilities

Preconstruction & Schedule Development

· Review preliminary project schedules to validate logic, durations, sequencing, and overall project timelines.

· Collaborate with Preconstruction and Construction teams to establish realistic project durations and milestone targets.

· Identify schedule gaps, missing activities, sequencing conflicts, and constructability concerns during preconstruction planning.

· Develop and maintain preliminary schedules that support project budgeting, bidding, and planning activities.

· Ensure schedule assumptions, constraints, milestones, and critical path activities are properly documented and communicated.

Master Schedule Management

· Develop and maintain comprehensive master schedules for awarded projects.

· Validate that contractual milestones, permitting requirements, design deliverables, procurement activities, and owner requirements are incorporated into project schedules.

· Establish project baseline schedules and maintain schedule integrity throughout the project lifecycle.

· Create schedule exhibits and supporting documentation for contracts, owner reporting, and internal stakeholders.

· Verify schedule logic accurately reflects project execution strategies and field operations.

Project Controls & Schedule Maintenance

· Conduct regular schedule review meetings with project teams to evaluate progress and forecast future performance.

· Update schedules based on field progress, procurement status, design activities, and project milestones.

· Analyze schedule impacts associated with design revisions, procurement delays, labor constraints, weather events, inspections, utility coordination, and owner-driven changes.

· Monitor and maintain critical path activities and identify potential schedule risks before they impact project outcomes.

· Develop recovery schedules and mitigation plans when projects fall behind established milestones.

· Ensure schedule updates are distributed appropriately to project teams, leadership, and project management systems.

Schedule Analytics & Reporting

· Analyze schedule performance and provide insights regarding milestone achievement, project forecasting, and completion trends.

· Develop and maintain milestone tracking reports for regional and executive leadership.

· Create schedule dashboards, KPIs, forecasting tools, and performance reports utilizing scheduling and business intelligence platforms.

· Provide executive-level reporting related to project progress, schedule risks, and portfolio performance.

· Support data-driven decision making through schedule analysis and forecasting.

Scheduling Standards & Continuous Improvement

· Develop and maintain enterprise scheduling standards, templates, coding structures, reporting formats, and scheduling best practices.

· Promote consistency in scheduling methodologies across all projects and regions.

· Support implementation and optimization of scheduling technologies and project controls systems.

· Train project teams and field leadership on scheduling best practices and schedule update processes.

· Continuously evaluate opportunities to improve scheduling accuracy, reporting capabilities, and project forecasting.

Collaboration & Leadership

· Partner effectively with Development, Construction, Asset Management, and Executive Leadership teams.

· Build strong working relationships across functions and organizational levels.

· Serve as a trusted advisor on scheduling strategy, project sequencing, and schedule risk management.

· Support a culture of accountability, continuous improvement, and operational excellence.

Requirements:

Education

· Bachelor's degree in Construction Management, Engineering, Building Construction, or a related field required.

· Equivalent combination of education and relevant experience may be considered.

Experience

· Minimum 5 years of multifamily construction scheduling experience.

· Experience developing and managing CPM schedules for large-scale multifamily construction projects.

· Experience supporting multiple projects and stakeholders across geographically diverse regions.

· Experience utilizing schedule analytics and reporting tools to support project decision-making.

Technical Knowledge

· Advanced knowledge of Critical Path Method (CPM) scheduling principles and industry best practices.

· Strong understanding of multifamily construction sequencing, means and methods, and project delivery processes.

· Ability to read and interpret construction drawings, specifications, contracts, and project documentation.

· Ability to evaluate schedule updates and verify accuracy of field-reported progress.

Technology Skills

· Advanced proficiency in Primavera P6.

· Proficiency in Microsoft Project.

· Proficiency with Procore and Microsoft Office applications.

· Experience utilizing Power BI or similar business intelligence and reporting platforms.

Working knowledge of Bluebeam and related construction technologies

Compensation and Benefits for Multi - Family Construction Scheduler:

Pay Range: $93,100 - $122,500

Compensation is determined by several factors that vary depending on the position, including the individual’s experience, skills, and the knowledge they bring to the specific role.
