HLC Jr. Loan Officer

Department: Home Loan Center

Non-Exempt , Range 8: $21.97 an hour to $32.96 an hour, plus tiered commission structure based on monthly production.

Report To: HLC Sales Manager

SUMMARY:

With the goal of enhancing lives, fulfilling dreams and building communities this position proactively works with Loan Officers on new residential mortgage loans and incoming MRM referrals that meet established loan quality and production goals. Work with Sales Manager to identify, develop and maintain a network of business relationships that serve as a recurring source of referrals for new mortgage lending opportunities, via branch staff, membership lists, and in the local community. Ensure exceptional member service by gaining and maintaining thorough knowledge of lending programs, policies, procedures and regulatory requirements, demonstrating a commitment to professional ethics, complying with Credit Union, federal and state regulations, laws, and polices.

Pre-qualify applicants to determine the proper loan program, keep the applicant, vendors, and other interested parties informed on the status of the application and process the loan request as needed. Responsible for loan file set up and helping other LO’s track down conditions. Obtain and validate all documents. Review Automated Underwriting system conditions ensuring that the loan meets eligibility, underwriting guidelines, and all conditions for closing are met.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Responsible for meeting individual and department mortgage loan production goals supporting overall Credit Union goals.
  • Provide guidance and information relevant to the risks and benefits of each mortgage lending program the applicant is qualified for; effectively explain and communicate the terms of each product, and ensure all necessary documents are signed by the borrower.
  • Learn to analyze detailed financial and credit data, matching the applicant’s needs with an appropriate loan program.
  • Gather all initial documentation required based upon the applicant’s selected loan program and all disclosure requirements.
  • Learn, understand and effectively apply mortgage lending policies and procedures to all mortgage lending situations.
  • Maintains knowledge and adheres to all BSA regulations and compliance standards on internal and external policies.
  • Work with sales manager to gain the needed knowledge of conventional, FHA, VA and special home loan programs.
  • Become familiar with all regulations governing credit union lending, with particular emphasis on rules and regulations governing real property lending on home loans working with sales manager to hone these skills
  • Work with sales manager to gain thorough understanding of home loan computer system including mortgage underwriting, processing and tracking programs, and NCU's home loan website.
  • Handle MRM leads to see if they are viable loans. Direct them to the correct LO.
  • Work closely with other NCU staff to ensure they have sufficient information to obtain loan applications through their offices. Assist NCU staff with applications they are working on for home loans. Work with staff in analyzing and solving situations that may arise in the home loan application and loan process and provide support to staff on complex loans and escalating issues.
  • Provides effective service by interviewing and qualifying applicants’ home loan. Determines applicant needs and discuss loan options. Assists applicants in completing the loan application package.
  • Learn to process the approved and rejected files by communicating oral and underwriting decisions and conditions to the members and realtors on property and loan.
  • Review and analyze all documentation received and determine acceptability. Prepares and review loan documents for delivery to closing agent when necessary
  • Cross-sell borrowers on the benefits of utilizing other credit union services.
  • Maintains knowledge and adheres to all BSA regulations and compliance standards on internal and external policies.

SUPERVISORY RESPONSIBILITIES:

This position has no formal, direct supervisory responsibilities although will work with leaders and peers in the organization to drive results.

PERFORMANCE STANDARDS:

Contributes to the organizations mission statement and goals by providing the highest quality of service, treating each person professionally, with warmth, courtesy and respect, cross-selling additional services, and making a personal effort to make members feel they belong and are important to Numerica.

Accuracy in documentation -from application to closing documentation- following established policies, practices, and procedures for lending and collection. Ability to help close 7-30 loans per month, with 20-50% purchase money loans. Ability to solve practical problems and deal with a variety of concrete variables and situations. Ability to learn and interpret a variety of instructions furnished in written form, including but not limited to: Loan Policy and Procedure Manuals, Regulation Z, The Fair Credit Reporting Act, and Mortgage Lending regulation. Professional in appearance and attitude. Utilizes interpersonal skills effectively in a team environment.

EDUCATION and/or EXPERIENCE:

Two years’ experience and/or training in a public facing service sector (i.e. financial institution, mortgage company etc.), or equivalent combination of education and experience.

CERTIFICATES, LICENSES, REGISTRATIONS:

The employee is to be eligible to be registered as a loan originator with the appropriate state or federal agency.

OTHER SKILLS and ABILITIES:

Ability to read and interpret documents such as credit bureau reports, dept to income ratio reports, appraisals, tax returns and policy and procedure manuals. Ability to read and write routine reports and correspondence. Ability to speak effectively with borrowers, Realtors and other employees of the credit union.

A significant level of leadership trust and diplomacy is required, in addition to normal courtesy and tact. Work involves extensive personal contact with others and/or is usually of a personal or sensitive nature. Work will involve motivating or influencing others. Outside contacts become important and fostering sound relationships with other entities, companies and/or individuals, become necessary.

Demonstrated PC skills, including Microsoft Office Suite, access the credit union’s accounting system and member account information. Basic input, output, error correction, general ledger account structure knowledge essential to be able to perform the job. Spreadsheet application knowledge preferred.

Ability to perform under pressure in a team environment. Ability to work independently with very limited supervision, and as a team member.

Discretion in decision making and sound judgment in problem solving.

Solid time management skills with ability to organize, prioritize, and perform multiple tasks simultaneously.

Ability to adapt to change within working responsibilities, be it internal, market or regulatory driven.

Additional hours as necessary to accomplish objectives, goals and projects.

Ability to lift up to 25lbs.
