Position Summary
The Maintenance Technician is responsible for performing a variety of routine maintenance, repair and general upkeep tasks to ensure building facilities, equipment and spaces remain safe, functional and well maintained. This hands-on role addresses day-to-day maintenance needs, responds to repair requests, and proactively identifies issues before they become larger problems.
The ideal candidate is dependable, self-motivated, and skilled in general repairs, with the ability to troubleshoot problems and work independently while managing multiple priorities. This position will be located within our East River Plaza building and report directly to our Operations Manager.
Key Responsibilities
Building Maintenance & Repairs:
- Perform work necessary to complete tenant and base building work orders and maintenance tasks in a timely and professional manner.
- Perform a wide range of general building maintenance and repairs, including:
- Plumbing repairs and maintenance
- Electrical repairs and maintenance
- HVAC and mechanical systems
- Lighting systems
- Door, lock, and hardware repairs
- Carpentry and drywall repairs
- Painting and finishing
- Furniture and fixture repairs
- Snow removal and seasonal property maintenance
- Other duties associated with the operation and maintenance of an office/retail property
- Troubleshoot, diagnose, and repair building systems and equipment, identifying issues before they become larger operational or safety concerns.
- Complete assigned work from start to finish, including appropriate preparation, protection of surrounding areas, quality workmanship, testing, and thorough cleanup.
- Ensure completed work is performed safely, efficiently, and in accordance with industry standards and applicable codes and regulations.
Preventative Maintenance:
- Perform scheduled preventive maintenance on building equipment and systems.
- Conduct tasks including filter replacement, cleaning, lubrication, belt replacement and alignment, lighting maintenance, equipment inspections, and other routine maintenance activities.
- Maintain accurate records of inspections, preventive maintenance, repairs, and equipment service.
- Proactively identify potential equipment failures, building deficiencies, and maintenance needs and report them to Management.
Inventory, Tools & Supplies:
- Maintain maintenance shops, storage rooms, mechanical rooms, equipment rooms, and other back-of-house areas in a clean, organized, and orderly condition.
- Properly maintain and safeguard company-issued tools, equipment, and materials.
- Monitor inventory levels and notify Management when supplies, materials, parts, or specialty tools are required.
- Place supply orders when authorized and pick up materials or supplies as necessary.
- Maintain appropriate organization of tools, parts, supplies, and equipment to support efficient building operations.
Painting & Finishing:
- Perform interior and exterior painting and finishing work as required.
- Prepare surfaces and apply paint, stain, coatings, and other finishes to walls, ceilings, doors, trim, furniture, and other property surfaces using brushes, rollers, spray equipment, and other appropriate tools.
- Perform proper preparation, masking, protection, application, touch-up, and cleanup to achieve a professional-quality finished product.
Physical Requirements
- Ability to lift, carry, push, and pull tools, equipment, materials, and supplies.
- Ability to stand, walk, climb stairs and ladders, bend, kneel, crouch, and work in confined or mechanical spaces.
- Ability to work indoors and outdoors and in varied weather conditions, including during snow and other emergency situations.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
- Ability to respond to building emergencies and perform physically demanding maintenance tasks when required.
Qualifications & Skills:
- 3-5 years of proven experience in commercial building maintenance, facility maintenance, building engineering, or a related field.
- Strong general maintenance skills, including plumbing, carpentry, painting, doors/hardware, and mechanical equipment.
- Ability to read and understand equipment manuals, maintenance procedures, and basic electrical/mechanical documentation.
- Ability to troubleshoot problems, determine appropriate corrective action, and complete repairs independently.
- Strong organizational and time-management skills with the ability to prioritize work orders and preventive maintenance tasks.
- Ability to work professionally and effectively with tenants, vendors, contractors, and other members of the property team.
- Ability to maintain accurate maintenance records and daily reports.
- Knowledge of safe work practices and applicable building, electrical, fire/life-safety, and OSHA requirements.
Required Licenses:
- S-12 City Wide Sprinkler System
- S-13 City Wide Standpipe System
- S-14 Standpipe for Multi-Zone System
Preferred Licenses:
- P-98 Certificate of Fitness for Fuel‑Oil Piping and Storage System
- S-95 Supervision of Fire Alarm Systems
- F-60 Certificate of Fitness for Fire Guard for Torch Operations
- G-60 Certificate of Fitness for Torch Use of Flammable Gas
- A-49 Certificate of Fitness for Supervision of Storage, Handling and Use of Aerosol
