Position: Wheel Intern

Location: 37 Graham Street, STE 120, San Francisco, California

Program Duration: Twelve months (September 1, 2026 – August 31, 2027)

Compensation: $34.00 per hour (Full-time, 40 hours/week)

Position Summary

The Hamilton Zanze Wheel Program is a twelve month, full-time rotational internship designed to provide hands-on exposure to the core functions of real estate investment and asset management. Interns rotate through five departments - Transactions, Asset Management and Project & Risk Management, Data Analysis, Investor Relations, and Accounting & Finance - gaining a comprehensive understanding of how each team contributes to the firm's operations and investment strategy.

Through project-based work, mentorship, and structured learning, interns will build technical skills, industry knowledge, and strategic thinking while actively contributing to the business. At the program's conclusion, the intern will complete a self-evaluation and participate in a roundtable with department heads and mentors to review performance, program feedback, and potential full-time employment opportunities within the firm.

Program Structure & Learning Objectives:

Transactions

Focus: Acquisitions, dispositions, refinancing, underwriting, and financial modeling. The Transactions team leads all acquisition, disposition, and refinance activity at Hamilton Zanze. Interns will work alongside the team to:

  • Underwrite new deals and conduct market research across target markets
  • Analyze property income statements, rent rolls, and sale and rent comparables
  • Assist in preparing investment two-pagers and business plans
  • Track the deal pipeline and review property valuations and broker opinions of value
  • Review loan documents and support closing processes on acquisitions, dispositions, and refinances

Key concepts covered include deal evaluation, debt and equity financing fundamentals, valuation techniques, lender relationships, and deal execution.

Asset Management & Project Management

Focus: Portfolio management, financial analysis, property-level oversight, and capital project execution.

The Asset Management and Project Management teams are responsible for managing and executing business plans across Hamilton Zanze's entire portfolio. Interns will shadow members of both teams and contribute to:

  • Reviewing monthly financials and comparing budgeted versus actual performance
  • Participating in calls with third-party property management companies
  • Assisting with capital expenditure project completion and coordination
  • Conducting preliminary property valuations and portfolio reviews
  • Learning the tools used for portfolio review, valuation, and marketing efforts
  • Review due diligence materials related to acquisitions, including physical inspection reports and environmental assessments
  • Support risk identification and monitoring at the property and portfolio level
  • Gain exposure to insurance, warranty, and vendor management processes

Travel to select markets may be required to monitor assets, meet with property management teams, and assess local market conditions.

Data Analysis

Focus: Data management, research initiatives, and analytical tool development.

The Data Analysis team operates within the Asset Management arm and leads Hamilton Zanze's growing data and research initiatives. Interns will work on targeted projects and contribute to:

  • Working extensively in Excel and building proficiency in SQL, Python, and Power BI
  • Supporting data management and research projects across the portfolio
  • Developing qualitative skills including stakeholder management, requirements gathering, and user story development
  • Gaining exposure to project management practices and cross-functional collaboration

Investor Relations

Focus: Investor communication, capital raising, client services, and marketing.

The Investor Relations team manages all communication with Hamilton Zanze's investor base. Interns will work with team members to:

  • Assist with outbound investor communication, including calls related to vesting changes, resale shares, distribution questions, and transaction updates
  • Support written communication, including quarterly property journals and property review letters
  • Gain exposure to capital raising, investor reporting, and the marketing and branding strategies that support investor engagement

Accounting & Finance

Focus: Cash management, entity-level accounting, distributions, and portfolio valuation.

The Accounting & Finance team oversees all cash movement at Hamilton Zanze, spanning transactions, asset management activity, monthly distributions, annual tax filings, entity-level bookkeeping, and portfolio valuations. Interns will contribute to:

  • Processing entity-level changes such as investor transfers, trust assignments, and resale share transactions
  • Supporting data management and maintenance of the portfolio valuation file
  • Gaining exposure to distribution workflows and accurate roster maintenance at the entity level
Requirements:

Eligibility & Qualifications

  • Bachelor's degree in real estate, finance, business, economics, communications, or a related field
  • Genuine interest in real estate investment
  • Strong analytical, problem-solving, and written communication skills
  • Proficiency in Microsoft Excel; interest in financial modeling
  • Ability to work independently and collaboratively
