Mortgage Funder – Job Description (Agency, Non-QM & Government Loans)
Position Summary
The Mortgage Funder is responsible for reviewing, preparing, and completing the funding of agency (Fannie Mae/Freddie Mac), Non-QM, and government (FHA, VA, USDA) mortgage loans. This role ensures all closing conditions are satisfied, loan documentation meets investor and regulatory requirements, and funds are released accurately and on time. The Mortgage Funder collaborates with processors, underwriters, closers, brokers, title/escrow officers, and warehouse teams to ensure a seamless closing experience.
Key Responsibilities
- Review andvalidatefinal loan approval and closing packages acrossAgency, Non-QM, and Government loan products.
- Confirm all underwriting conditions are met forConventional, FHA, VA, USDA, Jumbo, and Non-QMloans.
- Verify accuracy of key documents, including CD, promissory note, mortgage/deed of trust, LE/CD timing, and investor-specific disclosures.
- Calculate and verify wire amounts, cash-to-close, and disbursement figuresin accordance withloan program requirements.
- Authorize andinitiateoutgoing funding wires, ensuring accuracy and compliance with internal and investor guidelines.
- Communicate daily with processors, closers, brokers, and title/escrow companies to resolve funding conditions.
- Review and verify program-specific requirements (e.g., FHA case number, VA NOV, USDA GUS findings, AUS results).
- EnsureNon-QMloans meet the lender/investor’s ATR/QM requirements and specific underwriting criteria.
- Validate agency loan compliance with DU/LP findings and investor overlays.
- Complete funding and post-funding checklists, ensuring all documents and conditions are satisfied before release.
- Maintain compliance with federal, state, and investor regulations (TRID, RESPA, FHA/VA/USDA guidelines, ATR/QM).
- Meet daily funding deadlines and manage high-volume pipelines with accuracy and efficiency.
Required Skills & Qualifications
- 2+ years of mortgage funding or closing experience, with exposure toagency,Non-QM, and government loan products.
- Strong knowledge ofTRID, RESPA, ATR/QM rules, and investor-specific requirements.
- Ability to review complex loan documentation andidentifydiscrepancies before releasing funds.
- Proficiencywith LOS systems (Encompass, Calyx, Empower, etc.) and title/escrow software.
- High attention to detail and strong analytical, organizational, and communication skills.
- Ability to prioritize and meet strict daily funding cut-off times.
Preferred Qualifications
- Direct experience funding:
- Fannie Mae/Freddie Mac conventional loans
- FHA, VA, USDAgovernment loans
- Non-QM programs(bank statement, DSCR, asset depletion, ITIN, interest-only, etc.)
- Jumbo and portfolio loans
- Knowledge of warehouse line processes andpost-closingprocedures.
- Prior experience working with multiple investors and correspondent lenders.
