Position Description:

POSITION SUMMARY:
The Maintenance Director will be responsible for providing direction and support to supervisory staff, ensuring accountability is achieved and change management activities are effectively executed. Int this role you will focusing on creating a safe environment within a facility. You will often collaborate with a building's maintenance, security, and environmental services department to ensure that a building is secure, comfortable, and up to date with safety regulations.
RESPONSIBILITIES:
Models a service attitude towards others, takes ownership in solving problems and takes the initiative to make things better, is friendly and courteous to residents, patients, and co-workers.
Responsible for the coordination of overall business operations of the Maintenance, Landscaping, Security, and Environmental Services Departments
Establish and administer/direct programs to maintain building and equipment, while ensuring efficient and safe operation/maintenance
Perform actual work in areas or on projects, safety inspections, Q.A., required testing.
Assist with balancing ongoing budgets for Maintenance, Landscaping, and Security using facilities protocols and check book policies.
Assist with training, organization of work, record keeping and tracking, purchasing, departmental follow ups, inventory of material/equipment.
Assist with coordination of special events.
Assist with supervising departments including a variety of scheduled equipment set-up activities, preventative and routine maintenance activities.
Facilitate structural repairs as needed.
Verify that work agreed upon by staff or contractors has been completed satisfactorily and follow up on any deficiencies.
Assist to ensure facilities will meet needs of multiple individual projects and coordinate with IT staff for technological needs.
Assign and coordinate work schedules to teammates.
Establish and administer/direct programs to maintain building and equipment, while ensuring efficient and safe operation/maintenance
Assist to identify needs and coordinate the work of maintenance and environmental services staff and others repairing or redecorating the interior or exterior of buildings, parking lots and other structures of the facility.
Ensure thorough cleanliness of the facility by making necessary environmental rounds.
Establish a work log for daily, weekly, bi-weekly, or monthly environmental services employees.
Assist with the selection, employment, training, organization of work, evaluation of performance, termination and grievances of maintenance and environmental services employees.
Assist with reporting monthly and PRN progress on preventative maintenance, number of work orders completed, and other work performed.
Assist with department budget and annual list of major expenditures needed in the coming year.
Assist with departmental expenditures and assure competitive pricing on the purchasing of supplies and equipment for maintenance and environmental services.
Identify need for contract services and select contractor and oversee project to ensure quality of work and completion as outlined with Director of Facilities approval.
Assist with developing specifications, receive, and appraise bids and submit recommendations.
Assist with ensuring facilities/ departmental policies and procedures are followed and reviewed annually (maintenance and environmental services)
Ensure all required facility inspections are completed in a timely manner i.e., fire, alarm, generator, vent hood.
Maintain the Maintenance work order hotline and work order system.
Assist to remain deficiency free and assure compliance with applicable governmental regulations including federal, state, local, Fire Marshall and health department.
Assists with administering safety, fire control and disaster preparedness programs.
Knowledge of life safety codes
Other duties assigned by the Executive Director
MINIMUM QUALIFICATIONS:
High school diploma or G.E.D.
At least one years previous administrative experience working with the Maintenance department in the healthcare industry, or in the construction industry.
