About the Role

Compensation: $28-$32 per hour + Commissions

(Final compensation will be determined based on experience, skills, and qualifications.)

Schedule: Monday - Friday, 8am - 5pm + On-call

The Maintenance Supervisor oversees the daily operations of the maintenance function to ensure the property is well-maintained, safe, and operating efficiently. This role coordinates and directs the work of maintenance technicians, housekeepers, and groundskeepers, providing guidance, training, and quality oversight while maintaining high standards of safety, timeliness, and professionalism. The Maintenance Supervisor partners closely with the Community Manager to manage schedules, vendor coordination, inspections, and maintenance priorities that support resident satisfaction and overall property performance.

Key Responsibilities

  • Guide and support maintenance technicians, housekeepers, and groundskeepers in daily work assignments, training, and quality control.
  • Promote teamwork, accountability, and professional growth while maintaining high standards of performance and safety.
  • Evaluate work quality and provide constructive feedback to ensure efficiency and adherence to company standards.
  • Oversee property maintenance, repairs, and inspections to ensure safety, compliance, and operational excellence.
  • Conduct regular property, fire, pool, and annual inspections, promptly addressing maintenance needs and code violations.
  • Maintain organized work areas, equipment, and storage spaces while enforcing OSHA and company safety requirements.
  • Manage make-ready schedules, unit turns, and vendor coordination to ensure timely and high-quality move-ins.
  • Conduct move-out and pre-occupancy inspections to confirm readiness and compliance with company standards.
  • Oversee capital and renovation projects in coordination with the Facilities Manager, ensuring timelines, budgets, and quality goals are met.
  • Manage vendor relationships, collect and compare bids, and support capital expenditure (CapEx) planning and execution.
  • Monitor maintenance budgets, approve purchases, and manage inventory in alignment with property needs.
  • Maintain accurate records for work orders, preventive maintenance, inspections, and training.
  • Ensure full compliance with all regulations, policies, and safety procedures.
  • Partner with the Community and Regional Managers to align on maintenance priorities, budgets, and long-term plans.
  • Communicate regularly on property condition, project progress, and team performance.
  • Participate in after-hours emergency rotations and assist with snow and ice removal as needed.
Requirements:
  • High school diploma or equivalent.
  • Minimum 3 years of property maintenance experience, including 2 years in a supervisory or lead role.
  • Strong knowledge of building systems, safety standards, and preventive maintenance practices.
  • Working knowledge of plumbing, electrical, HVAC, carpentry, and CPO systems.
  • Excellent organization, communication, and customer service skills with the ability to multitask and prioritize effectively.
  • Proficient in Microsoft Office and maintenance management software.
  • Valid driver’s license and reliable transportation.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Physically able to lift up to 50 pounds and perform maintenance duties that require standing, walking, or climbing for extended periods.
  • Comfortable working in outdoor environments and varying weather conditions.
  • Tool requirement - Must provide required tools within 30 days of employment. This includes:
  • 10" crescent wrench, 6" crescent wrench, thermometer, channel lock pliers 9.5 inch, channel lock pliers 6.5 inch, set of nut drives, wire crimping tool with wire cutters, set of allen wrenches, phillips screwdriver, straight screwdriver, needle-nose pliers, set of socket wrenches, razor knife, hammer, putty knife, non-contact voltage tester, GFCI tester, tape measure, multimeter, drill, drill bits

Preferred

  • Trade school or technical certification preferred.
  • HVAC, CPO, or EPA certification.
  • Maintenance experience in multifamily housing or property management environments.
  • Experience with property management software (Yardi Voyager, RentCafe, AIRM, LEO, Appwork, and CRM).
  • Bilingual in Spanish is a plus.
