Job Overview:
The Senior Resident Service Director oversees requires supervising on-site maintenance staff, managing property upkeep, and ensuring efficient and timely repair and maintenance processes.
Key Responsibilities:
Leadership and Team Management
- Oversees the maintenance operations of site with 500+ units or multiple sites with 300+ units.
- Direct and coordinate activities of maintenance team members.
- Assist in recruiting, training, and developing team members to meet performance goals.
- Conduct regular safety meetings to ensure a secure working environment.
Property Maintenance and Operations
- Regularly inspect properties to ensure efficient operations and compliance with company standards.
- Supervise the completion of work orders to meet quality and timeline specifications; follow up as needed.
- Review inspection and repair reports, evaluating progress and work quality for major projects.
- Select and recommend new supplies and maintenance methods by reviewing technical resources and materials.
- Maintain property curb appeal by regularly picking up grounds and ensuring clean, well-kept exteriors.
Financial and Budget Management
- Plan, budget, and schedule property modifications or upgrades.
- Provide accurate maintenance cost data to incorporate into the overall property budget.
- Monitor maintenance expenses to ensure they remain within budgetary goals.
Compliance and Reporting
- Ensure compliance with safety protocols and maintenance standards.
- Maintain accurate records of maintenance activities and inventory.
- Provide timely updates and reports to property management.

Physical Demands and Work Environment
Physical Demands: While performing duties, the employee is required to stand, walk, sit, use tools or controls, reach with hands and arms, and communicate effectively. Occasionally, the employee must lift/move up to 25 pounds. Vision requirements include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

Requirements:Qualifications
- Associate’s degree in a related field; Bachelor’s degree preferred or equivalent years’ experience.
- Minimum of 5 years of experience in property maintenance or related roles.
- Direct knowledge of HVAC, plumbing, electrical systems, and general construction.
- EPA and CPO certified.
Competencies

- Willingness to work weekends and approved overtime as needed.
- High degree of professionalism and ability to maintain confidentiality.
- Strong communication and interpersonal skills.
Hourly: $34-38 per hour
The hourly rate is between $34.00 and $38.00 per hour. Hourly rate will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses.
