This position is listed on behalf of a partner company, who manages all applications and next steps. Our partner is looking for a Director of Preconstruction based in the United States.
This leadership role will own the critical commercial and operational work that takes projects from award through a successful start of execution. You will establish disciplined sales-to-delivery handoffs, strengthen contract outcomes, and reduce commercial and execution risk before projects reach NTP. The role partners closely with executive leadership and cross-functional teams across engineering, procurement, finance, project management, and operations. You will also lead subcontractor strategy, including sourcing, pricing, negotiations, and selection. By creating clear readiness standards and structured risk management, you will help protect margins and improve delivery predictability. The ideal candidate brings strong commercial judgment, contract expertise, and the ability to drive alignment across complex project environments.
- Lead and standardize the transition from Sales into Engineering, Procurement, Project Management, and Operations following project award.
- Validate project scope, assumptions, exclusions, milestone schedules, customer responsibilities, and commercial commitments before internal turnover.
- Run pre-NTP readiness reviews, establishing clear owners, deadlines, escalation paths, and resolution plans for outstanding issues.
- Serve as the primary contract lead during customer negotiations, coordinating closely with executive leadership and legal stakeholders when required.
- Maintain contract deviation logs, approved fallback positions, and appropriate records of commercial approvals.
- Coordinate contract inputs across Engineering, Project Management, Procurement, Finance, and Operations to ensure commercially sound agreements.
- Develop subcontractor strategies for awarded projects, including sourcing, qualification, bid collection, scope alignment, pricing comparison, negotiation, and selection.
- Establish repeatable subcontractor coverage, pricing benchmarks, and market intelligence to improve project speed and protect margins.
- Own the pre-NTP risk register across scope, schedule, permitting, site conditions, supply chain, commercial terms, and execution constraints.
- Identify and resolve assumption gaps, pricing issues, scope mismatches, and other risks that could create downstream delivery challenges.
- Establish clear go/no-go and project readiness criteria before projects transition into formal execution.
- Oversee post-signature contract readiness, including contract kickoffs, obligation extraction, and structured risk handoffs to PMO and Operations.
- Ensure delivery teams enter NTP with aligned contractual obligations, budget assumptions, subcontractor strategies, and visibility into outstanding items.
- Track and improve pre-NTP cycle time, handoff quality, subcontractor coverage, and recurring causes of project disruption.
- 8+ years of experience in preconstruction, project development, contracts, commercial operations, or a related leadership function.
- Demonstrated experience negotiating customer and subcontractor agreements and managing commercial risk before NTP.
- Proven expertise in subcontractor sourcing and selection, pricing, bid leveling, scope alignment, commercial negotiation, and project readiness reviews.
- Strong understanding of contract terms, commercial risk, project assumptions, and the operational implications of contractual commitments.
- Excellent written and verbal communication skills, with the ability to communicate effectively with executives, customers, subcontractors, and cross-functional teams.
- Strong contract judgment, analytical thinking, negotiation skills, and attention to detail.
- Ability to establish structure, drive accountability, resolve ambiguity, and make sound decisions in a fast-moving project environment.
- Strong cross-functional leadership skills and the ability to coordinate multiple stakeholders toward clear pre-NTP outcomes.
- Annual compensation of $155,000–$165,000, with the final offer determined by experience, qualifications, and other job-related factors.
