Warranty Specialist – Custom Homes, Build for Rent & Luxury Rentals
Creative Homes is seeking a Warranty Specialist to support our Custom Homes, Build for Rent, and Luxury Rentals service operations. This role is responsible for managing, tracking, assessing, and completing warranty check-ins and service requests for homeowners, renters, rental management teams, and trade partners throughout the applicable warranty period. The Warranty Specialist plays an important role in delivering a professional, responsive, and high-quality customer experience while representing the Creative Homes brand and values.
Employment Type: Full-time, exempt
Pay Range: $60,000–$80,000 annually, depending on experience
Work Location: Woodbury, MN
Reports To: Warranty Manager
Position Summary
The Warranty Specialist serves as a primary field and service resource for warranty-related activity across assigned Creative Homes business lines. This position partners closely with the Warranty Manager, Warranty Coordinator, rental management teams, homeowners, renters, and trade partners to assess service needs, coordinate repairs or remediation, document activity, and ensure timely resolution of warranty and maintenance-related items.
Key Responsibilities – Custom Homes
- Conduct quality warranty walkthroughs and homeowner orientation walkthroughs for Creative Homes custom and production houses.
- Participate in recurring team meetings to review warranty and quality-related items and support timely issue resolution.
- Work alongside the Warranty Coordinator to assess and manage incoming warranty claims.
- Perform on-site assessments as needed with homeowners and trade partners.
Key Responsibilities – Build for Rent
- Conduct final walkthroughs with rental management prior to property turnover.
- Review monthly reports from rental management and attend related meetings as directed.
- Work directly with the rental management company to assess maintenance claims for warrantability.
Key Responsibilities – Luxury Rentals by Creative
- Work directly with the Luxury Rentals by Creative Rental Manager to manage service and warranty calls.
- Assess and coordinate necessary remediation work at the time of property turnover.
- Manage seasonal maintenance and coordinate trade partners for interior and exterior home needs.
- Coordinate construction-related additions to Luxury Rentals by Creative properties, such as decks, patios, and similar property improvements.
General Responsibilities
- Partner with the Warranty Manager and internal team members to support daily service priorities and business needs.
- Attend internal, customer, rental management, and trade partner meetings as directed.
- Maintain strong professional working relationships with homeowners, renters, rental management teams, and trade partners.
- Represent Creative Homes in a professional manner that gives customers confidence in the company’s ability to provide an unmatched customer experience.
- Keep management informed of potential homeowner, renter, rental management, or trade partner concerns and recommend appropriate solutions to resolve issues effectively.
- Maintain the cleanliness, organization, and professional appearance of assigned company vehicles.
- Perform other duties and responsibilities as assigned by the Warranty Manager or designated leader.
Success Measures
- Warranty claims, service items, turnovers, and seasonal maintenance needs are assessed, documented, assigned, and completed within expected timelines.
- Homeowners, renters, rental management, and trade partners receive timely, professional, and consistent communication throughout the warranty process.
- Warranty and quality concerns are escalated appropriately, with recommended solutions communicated to leadership when needed.

Requirements:Qualifications / Experience
- Previous experience in residential construction, warranty, customer care, property maintenance, or a related field preferred.
- Strong understanding of homebuilding practices, trade partner coordination, warranty standards, and homeowner service expectations.
- Ability to evaluate warranty claims, determine appropriate next steps, and communicate clearly with homeowners, renters, property managers, and trade partners.
- Valid driver’s license and ability to travel to communities, rental properties, and homeowner appointments as needed.
Required Skills & Competencies
- Excellent communication, follow-up, organization, and problem-solving skills.
- Demonstrated ability to manage multiple priorities, schedule service work, and follow through on open items in a timely manner.
- Ability to remain professional, calm, and solutions-focused when addressing homeowner, renter, or trade partner concerns.
- Comfortable using technology and internal systems to document communication, track warranty claims, manage service activity, and maintain accurate records.
Physical Requirements / Work Environment
- Ability to walk homes under construction, completed homes, rental properties, and community job sites as needed.
- Must be able to stand, walk, climb stairs, bend, kneel, and access various areas of a home or job site when performing inspections or assessments.
- Work may take place in occupied homes, rental units, model homes, active construction environments, and outdoor conditions.
Schedule / Travel Expectations
- Position requires regular travel between Creative Homes communities, homeowner appointments, rental properties, and trade partner service locations.
- Schedule may vary based on homeowner appointments, renter needs, rental management coordination, trade partner availability, and business needs.
- Occasional early morning, evening, or non-standard appointments may be required to support homeowner, renter, or property management needs.
