Job Summary:
We are seeking a dedicated and detail-oriented Janitor to join our team. The ideal candidate will be responsible for maintaining cleanliness and orderliness in various facilities, ensuring a safe and welcoming environment for all occupants. This role requires a proactive approach to cleaning and maintenance tasks, with a focus on both commercial and residential spaces. This position is for multi-properties two (2) days at Zinnia located 2005 Sunset Way, Longmont, CO, one (1) day at Annex located at 1603 Walnut Street, Boulder, CO, and two (2) days at Blue Bird located 2445 30th Street, Boulder. CO.
Essential Duties and Responsibilities:
General Cleaning:
- Perform routine cleaning tasks including sweeping, mopping, dusting, and vacuuming floors.
- Maintain floor care through buffing, waxing, and stripping as needed to uphold facility standards.
- Spot clean rugs, carpets, and upholstered furniture.
- Cleans and Polishes lighting fixtures, woodwork, marble surfaces, metalworks and trim.
- Clean and wash walls and ceilings.
- Removing dust, dirt, and grime from furniture and equipment.
- Washing windows, mirrors, door panels, sills and other glass surfaces.
- Carry out custodial responsibilities including restroom sanitation, trash and waste removal to disposal area, replacing light bulbs, and replenishing supplies.
- Empty wastebaskets and cleans ashtrays throughout the property.
- Perform routine cleaning offices, hallways, lobbies, corridors, elevators, stairways, kitchens, and other work areas.
- Responds to and remediates spills of potentially infectious materials, including blood and bodily fluids such as feces and urine. Disposable Coverall Suits are provided.
- Utilize proper cleaning techniques and equipment to ensure effective results while adhering to safety protocols.
- Able to work in any pest control concern units with bedbugs, roaches, etc.
Support Maintenance Staff:
- Replace light bulbs.
- Participates in smoke alarm battery test / and replacement.
- Transports small equipment, furniture, carts, or tools.
- Setting up and removing tables, chairs, and decorations for community events.
- Support facilities maintenance with spills and unexpected messes.
- Support facilities maintenance by reporting any repairs or maintenance needs promptly.
- Perform light duty maintenance work on site.
Other Responsibilities:
- Cleaning all vacant units including trash removal, furniture, food, and any items left by former tenants. Will perform touch up cleaning as needed.
- Must be able to work with any pest control concern with units such as bed bugs, roaches, etc.
- Available to do evictions when they occur on property or if help is needed on other sites.
- Participate in walking property site with vendors as needed.
- Provide coverage for other properties in the Denver Metro area and surrounding areas.
- Track supplies and arrange for restocking.
- Other duties may be assigned by Director of Maintenance and Field Supervisor.

Knowledge, Skills & Abilities:
- Personal: Must be able to follow directions, provide excellent customer service, always display respect and professionalism. Must be able to work independently or as part of a team when required.
- Tools/Equipment: A variety of standard tools, saws, snow blowers, shovels, and ground equipment. Must have knowledge of using smart phones and phone applications for work order system tracking,
- Physical: Must be able to lift up to 70 pounds, walk up and down stairs, stand, sit, and lay for extended periods of time.
- Technology: Must be knowledgeable with cell phones, laptops, and computer applications.
Qualifications:
- High School Diploma or equivalent.
- Must have a valid driver license, insurance, and reliable transportation.
- Must have a minimum of one year’s experience.
- Must speak English and Spanish.
Working Conditions:
Office environment as well as field environment. Exposure to inclement weather and unsanitary conditions. Stress due to volume, emergencies, and time schedules. Requires mobility to perform quality control inspections. Exposure to mechanical hazards and possible exposure to noxious fumes, paints, and solvents. Exposure to dusty, dirty, and noisy conditions.
