About the role

We are hiring a Principal to lead the origination, underwriting, structuring, and asset management of bridge and transitional commercial real estate investments. The role spans the full life cycle of a deal — from sourcing and screening through structuring, closing, and active management to exit — across transitional assets that require a business plan to stabilize, reposition, or recapitalize

This is a senior, high-ownership seat. You will be expected to bring proprietary deal flow, exercise independent credit judgment, and represent the platform credibly with sponsors, brokers, and capital partners. As the platform scales, there is a clear path to building and leading a team.

What you'll do

  • Source and originate bridge and transitional CRE investment opportunities through proprietary relationships with sponsors, owners, brokers, and intermediaries.
  • Lead underwriting across property types (multifamily, office, industrial, retail, hospitality, and mixed-use), including cash flow modeling, business-plan diligence, market analysis, and downside/recovery analysis.
  • Structure investments across the capital stack — senior bridge loans, mezzanine, preferred equity, and transitional/value-add structures — with appropriate covenants, reserves, and protective terms.
  • Negotiate term sheets and lead transactions through diligence, legal documentation, and closing, coordinating with internal and external counsel, third-party advisors, and capital partners.
  • Manage assets actively post-close: monitor business-plan execution, sponsor performance, and market conditions; lead workouts, modifications, and exits as needed.
  • Drive investment-committee materials and present recommendations with a clear articulation of risk, return, and downside.
  • Build and maintain relationships with debt and equity capital partners, lenders, and financing counterparties.
  • Contribute to strategy, portfolio construction, and the build-out of the broader CRE credit platform.

Qualifications

  • Minimum of 12 years of relevant experience in commercial real estate investing, lending, or structured finance, with a concentration in bridge, transitional, or value-add strategies.
  • Demonstrated track record originating, underwriting, structuring, and managing transitional CRE investments through a full cycle, including assets that required active management or workout.
  • Deep fluency in CRE credit underwriting, business-plan diligence, and capital-stack structuring across property types.
  • Proprietary network of sponsor, broker, and intermediary relationships capable of generating deal flow.
  • Strong command of CRE capital markets, financing structures (warehouse, repo, securitization/CLO take-out), and the current rate and liquidity environment.
  • Sound, independent credit judgment with the ability to size and price risk and to act decisively.
  • Excellent negotiation, communication, and relationship skills; credibility with sophisticated counterparties.
  • Bachelor's degree required; advanced degree (MBA, master's in real estate or finance) or relevant credential viewed favorably.

1823 Partners is committed to equal employment opportunity and encourage people from all backgrounds to apply. We make hiring decisions based on merit and do not discriminate on the basis of race, religion, color, national origin, gender identity, sexual orientation, age, disability, or any other protected status.

We strive for a meaningful interview experience for all candidates. If you need an adjustment or accommodation due to a disability or medical condition during the hiring process, please let your recruiter know.

*The pay range listed below is dependent on individual candidate experience and skills and is based on several factors including job function, level, and geographic location.
