Job Details

This is a BACK-UP Maintenance Technician position that will fill in when the Primary Maintenance Technician is out.

The Maintenance Technician ensures assigned maintenance work is completed safely, accurately, and on time. This role performs building repairs, prepares vacant units, supports preventive maintenance, and communicates clearly with residents, vendors, and property management.

The technician will be compensated at the established hourly rate for all hours worked on assigned shifts PLUS a $75.00 deployment bonus for each paid shift worked when deployed.

Technicians must remain available and responsive during assigned on-call periods and be prepared to respond when deployed. Quarterly refresher training is required even when the technician has not been deployed. Training time will be handled in accordance with company policy and applicable wage requirements.

Essential Responsibilities

Building Maintenance

Schedule, prioritize, and complete work orders within the expected 48-hour timeframe.

Develop, track, and complete preventive maintenance activities for assigned properties, including basic housekeeping and general upkeep.

Help prioritize work orders and monitor the condition and maintenance of buildings and equipment.

Prepare assigned vacant units.

Provide on-call emergency maintenance coverage according to the established schedule.

Safety and Additional Duties

Follow all company safety policies and applicable local, state, and federal regulations.

Inspect equipment before each use and wear required personal protective equipment.

Complete other projects and duties as assigned.

Must Have Qualifications

Basic computer skills, including email, internet-based timekeeping, and data entry. Efficiency using mobile applications.

Basic maintenance experience

Effective written and verbal communication skills and strong interpersonal skills.

Preferred Qualifications

High School Diploma OR GED

Knowledge, Skills and Abilities

Working knowledge of appliance repair, plumbing, electrical systems, carpentry, and preventive maintenance.

Ability to work independently, organize priorities, and follow through on assigned tasks.

Team-oriented approach and willingness to assist beyond routine responsibilities when needed.

Strong interpersonal and service skills when working with residents, vendors, and coworkers.

Physical and Work Environment Requirements

Ability to stand, walk, reach, climb, bend, and kneel.

Ability to lift to 30 pounds frequently and up to 50 pounds occasionally.

Ability to reach above and below shoulder level and use hands and fingers to grasp, twist, and pull.

Ability to work outdoors in rain, cold, heat, and other adverse weather conditions.
