Description:

Colliers | Wisconsin is seeking a Director of Property Management to join our team. This leadership role is responsible for driving the strategic direction, operational oversight, and overall performance of our commercial property management portfolio while leading a high-performing team and delivering exceptional client service.

Operational Excellence

· Execute operational strategies and best-in-class practices throughout the entire portfolio of managed assets. Collaborate with industry leaders to further develop and enhance best-in-class operational standards.

· Establish and monitor portfolio-wide checks and balances to ensure a high level of quality in operations and compliance with existing management agreements.

· Oversee operational Key Performance Indicators (KPIs) to monitor operational and financial performance.

· Encourage continuous improvement of philosophy and culture throughout the organization

· Drive execution to ensure properties are successfully transitioned and onboarded to the Colliers | Wisconsin platform.

· Collaborate with the executive leadership team as well as other department heads to ensure all goals are clearly communicated and aligned.

· Participate in quarterly planning sessions.

Staff Development

· Lead, manage, coach, and motivate all management staff.

· Provide guidance in effective recruitment, selection, performance management, development, and retention of high-caliber management staff to carry out property management goals.

· Mentor staff in strengthening their competencies, along with implementing a career development plan, resulting in an effective retention program for key personnel.

· Recognizes expertise and empowers peers and employees to build a dynamic team that is viewed by others as highly productive, capable, and the best in the industry.

Financial Oversight

· Ensure timeliness and accuracy of financial and management reports to third-party clients, including budgets, monthly financial reporting, annual CAM estimates, and reconciliations.

· Integrate with in-house accounting team to ensure a smooth transition of new assets.

· Review the profitability of the portfolio and properties on an annual basis and make recommendations regarding the current portfolio.

Client Satisfaction

· Develop and preserve ongoing client care and development programs focused on retention and growth.

· Serve as a strategic business partner to build strong positive relationships with existing clients, ensuring a high satisfaction level.

New Business Development

· Assist the Market Leader in the identification of opportunities for growth and offer input on prospects for business growth opportunities.

· Review and recommend management fee structures for new or existing opportunities.

· Participate in new business pitches and presentations.

· Integrate with the internal DNA team on the preparation of new business proposals.

· Assist the CFO in negotiating management agreements and determining onboarding timelines and deliverables.

Community

· Maintain strong, collaborative relationships in the local community and support community initiatives aligning with organizational core values.

· Actively participate in community real estate events to promote Colliers in the marketplace.

Requirements:

Education: Bachelor’s degree in real estate, business administration, finance, property management, or a related field.

Certifications: CPM (Certified Property Manager), RPA (Real Property Administrator), or similar. Real Estate Sales License.

Experience: Usually 7–10+ years in commercial property management, with several years in a management or leadership role. Property expertise: Strong knowledge of office, retail, industrial, or mixed-use properties, depending on the portfolio.

Financial management: Experience with operating budgets, CAM reconciliations, financial reporting, forecasting, NOI optimization, and expense control.
