Multi-Site Floating PainterPosition Summary

The Multi-Site Floating Painter is responsible for completing interior apartment painting for unit turnovers, common area painting projects, and paint touch-ups across multiple apartment communities. This position plays an important role in supporting timely apartment turns, maintaining curb appeal, and ensuring that community interiors and shared spaces meet company quality standards.

The ideal candidate is an experienced painter who takes pride in high-quality work, can operate independently, communicates effectively, and consistently meets deadlines in a fast-paced property management environment.

Essential Duties and Responsibilities
  • Complete interior painting of vacant apartment homes during the turnover process.
  • Perform paint touch-ups in occupied apartments, vacant units, offices, hallways, clubhouses, amenity spaces, and other common areas.
  • Prepare surfaces for painting, including patching, sanding, caulking, cleaning, taping, masking, and priming as needed.
  • Match existing paint colors and finishes when completing touch-ups or repairs.
  • Complete common area painting projects as assigned by supervisors or property leadership.
  • Maintain clean, safe, and organized work areas during and after each project.
  • Protect flooring, fixtures, appliances, cabinets, countertops, and resident belongings when performing painting work.
  • Track and communicate project status, estimated completion timelines, supply needs, and any delays.
  • Travel between assigned apartment communities as needed.
  • Follow company standards for quality, safety, professionalism, and property appearance.
  • Use painting equipment, ladders, brushes, rollers, sprayers, and related tools safely and appropriately.
  • Assist with other maintenance or property improvement tasks related to painting and surface preparation when needed.
Required Qualifications
  • Minimum of 3 years of professional painting experience, preferably in apartment, multifamily, residential, commercial, or property maintenance settings.
  • Valid driver’s license.
  • Reliable personal vehicle.
  • Valid automobile insurance.
  • Ability to travel between multiple apartment communities.
  • Strong knowledge of painting materials, tools, techniques, surface preparation, and finish standards.
  • Ability to work independently with limited supervision.
  • Strong time management skills and ability to meet apartment turnover deadlines.
  • Punctual, dependable, and committed to completing assigned work on schedule.
  • Strong communication skills with supervisors, property teams, vendors, and residents when needed.
  • Ability to follow written and verbal instructions.
  • Ability to maintain a professional appearance and represent the company positively while on-site.
Preferred Qualifications
  • Experience working in multifamily apartment communities.
  • Experience completing unit turns in a deadline-driven environment.
  • Basic drywall patching and texture matching experience.
  • Experience using paint sprayers and other professional painting equipment.
Physical Requirements
  • Ability to stand, walk, bend, kneel, reach, climb ladders, and work with arms extended for extended periods.
  • Ability to lift, carry, push, or pull painting supplies and equipment, typically up to 50 pounds.
  • Ability to work indoors and occasionally outdoors, depending on project needs.
  • Ability to safely use ladders, drop cloths, rollers, brushes, sprayers, and related tools.
Work Schedule

This is a floating position that supports multiple properties. Schedule may vary based on apartment turnover deadlines, property needs, and project assignments. Reliable attendance and punctuality are required.
