Job Description
CAPC is a subsidiary of New Jersey Community Capital that manages the organization’s real estate initiative to stabilize and revitalize communities. This is accomplished by acquiring and/or developing single family, multifamily, and community commercial facilities. CAPC provides qualified buyers with access to affordable homeownership opportunities and provides affordable rental housing to the communities they serve.
The Leasing & Occupancy Specialist is responsible for overseeing the leasing and ongoing tenant compliance for CAPC‘s 500+ unit portfolio. In addition to interacting with the tenants, The Specialist will interact with third party vendor and contractor relationships including third-party realtors, municipalities, government agencies, and general contractors. The Specialist is responsible for always maintaining a portfolio with high occupancy.
· Run and Manage daily property operations in Yardi Voyager & Rent Café Compliance Manager.
· Manage Leasing and occupancy for all properties.
· Reviews all applications and collects required documentation.
· Preparation of new leases, renewals and related leasing addendums.
· Collects funds related to applications, security deposits and rentals.
· Completes move-in and move-out inspections with tenants.
· Strives to attain affirmative marketing and leasing goals.
· Maintain accurate tenant and property records within Yardi.
· Review and ensure units are ready for release and occupancy and conduct move-in inspections.
· Review and ensure units are vacated and conduct move-out inspections.
· Conduct certifications for tenants at move-in and annual/interim recertifications.
· Ensure compliance with affordable/public housing regulations with municipalities, applicable HOME Investment Program, affordable housing programs, and HUD/Agency regulation throughout New Jersey.
· Ensures that annual rent increase requests are made with the appropriate municipalities.
· Auditing and ongoing compliance.
Attend Court Appearances for tenants in eviction.
Requirements:· Proficient in Microsoft Office Suite.
· Excellent organizational, analytical, and time management skills.
· Must possess a high-level of moral judgment for handling confidential information.
· Experience with Yardi Voyager, RentCafe, and Compliance Manager (preferred).
· LIHTC Certified (preferred).
· Emotional intelligence and a people first attitude.
· Possession of Occupancy Specialist Certification (preferred).
· Strong interpersonal and communication (verbal and written) skills.
· Ability to work independently and collaboratively in a fast-paced environment.
· Bilingual in both English and Spanish (preferred).
· Fair housing knowledge.
· Valid Driver’s License.
