Job Description

Description:

General Maintenance

- Complete daily work orders for plumbing, electrical, carpentry, painting, and basic HVAC tasks. Maintain cleanliness of building exteriors and shared outdoor areas (e.g. snow removal, trash pickup, minor landscaping).

- Maintain tools and equipment and ensure proper use of maintenance supplies.

- Ensure all work complies with safety regulations and housing code requirements.

Unit Turnovers

- Prepare units for new tenants by cleaning, patching walls, replacing fixtures, and painting.

- Ensure units are ready by scheduled move-in dates and meet inspection standards.

Emergency Maintenance

- Respond to after-hours emergencies on a rotating schedule (e.g., leaks, no heat, lockouts).

- Troubleshoot urgent repairs and coordinate with supervisors when contractors or specialized work are needed.

Preventive Maintenance & Inspections

- Conduct routine inspections to identify potential issues before they escalate.

- Perform scheduled preventive maintenance tasks (e.g., filter changes, smoke detector checks).

Communication & Reporting

- Communicate effectively with tenants and supervisors regarding repair status and timelines.

- Document completed work in maintenance logs or property management software (e.g., Buildium).

Requirements:

Qualifications:

- High school diploma or equivalent required; technical training a plus.

- Minimum 3 years of hands-on maintenance experience, preferably in residential housing.

- Basic knowledge of plumbing, electrical, carpentry, HVAC, and appliance repair.

- Familiarity with affordable housing standards and city code compliance preferred. (training available)

- Ability to lift 50+ lbs. and perform physical work in a variety of weather conditions.

- Strong attention to detail, problem solving, time management, reliability and ability to work independently.

- Effective communication and interpersonal skills, particularly in working with a diverse resident population.

- Valid driver’s license and reliable vehicle are required given the need to travel between scattered properties. Mileage reimbursement is available for work related travel.

- Bilingual proficiency in English and Spanish required to effectively communicate with clients, residents, and staff. (Due to the nature of the community served)
