Schedule: Monday-Friday, 8:00 AM-4:30 PM
The Carabetta Companies is seeking an experienced, motivated, and results-driven Property / Leasing Manager to oversee the daily operations of a residential community in Northshore, Massachusetts. This role is ideal for a seasoned property management professional who excels in leasing, operations, resident satisfaction, team leadership, financial performance, and regulatory compliance. The successful candidate will have a strong understanding of market-rate and affordable housing operations, with the ability to maximize occupancy, maintain compliance, and deliver exceptional customer service while preserving the value of the community.

Essential ResponsibilitiesResponsibilities include, but are not limited to:
- Responsible for supervising property management staff and overseeing maintenance operations
- Provide support and training to new employees
- Ensure timely collection of rents and all money on site and record keeping
- Ensure that leases are renewed on a timely basis and re-certifications are current
- Preform regular inspections of all properties including grounds, common areas, and vacant apartments.
- Process lease violation letters and work with appointed attorney to process all legal resident matters (Notice to Quits, Evictions, etc.)
- Address resident complaints.
- Comply with all local, state and federal regulations as well as all company policies and procedures.
Operational Management
- Oversee daily operations of property.
- Ensure compliance with company policies, lease terms, safety standards, and local/state/federal regulations.
- Conduct regular property visits to assess performance, maintenance needs, and curb appeal.
Team Leadership
- Supervise, train, and support site staff
- Promote a positive work culture focused on accountability, customer service, and results.
Leasing and Marketing
- Oversee leasing activities to maintain high occupancy and minimize vacancy rates.
- Collaborate with marketing teams to execute effective advertising and outreach campaigns.
- Review market trends and adjust pricing strategies accordingly.
Maintenance and Capital Improvements
- Coordinate major repairs, renovations, and capital improvement projects.
- Ensure all maintenance operations are timely, within budget, and compliant with quality standards.
- Review vendor performance and negotiate contracts to ensure best value.
Reporting and Communication
- Prepare monthly property reports and present key performance data to ownership.
- Communicate effectively with residents, vendors, and stakeholders to resolve issues and enhance satisfaction.
Qualifications:
- Minimum 5 years of progressively responsible experience in the management of residential rental properties
- Have knowledge of Fair Housing Laws as well as familiarity with HUD regulations
- Excellent communication and organizational abilities
- Proficiency in property management software (e.g., Yardi)
- Must be able to lift and carry at least 25 lbs.
