THE OPPORTUNITY

At J Street, the Service Director is more than the leader of maintenance operations—you are the person responsible for how the community functions, feels, and performs from a service perspective.

You’ll lead the onsite service team, protect the physical asset, drive preventative maintenance and apartment readiness, and partner closely with the Community Director to deliver a resident experience built on responsiveness, quality, and follow-through. This role combines hands-on technical leadership with team development, operational discipline, and an ownership mindset.

WHAT YOU'LL OWN

Lead the Service Team

• Lead, train, schedule, supervise, and coach the onsite service team to create clear expectations, accountability, productivity, and positive team culture.

• Provide ongoing feedback, development, and hands-on support so team members have the tools and knowledge to succeed.

• Lead by example in professionalism, safety, communication, urgency, and quality of work.

Drive Maintenance Operations

• Manage daily maintenance operations, including resident service requests, make-readies, preventative maintenance, inspections, and emergency response.

• Conduct regular inspections of apartment homes, building systems, amenities, grounds, and common areas to proactively identify maintenance needs.

• Maintain an organized, well-stocked, and safe maintenance shop in accordance with company procedures and applicable safety requirements.

• Monitor service workload, apartment turn progress, recurring repair trends, and property needs; communicate risks or barriers before they affect residents or operations.

Protect the Resident Experience

• Ensure service requests are completed timely, professionally, and with respect for the resident’s home and experience.

• Partner with the Community Director to resolve resident concerns, recurring service issues, and opportunities to improve resident satisfaction.

• Support resident retention and community initiatives through reliable service and well-maintained apartment homes and amenities.

Own Vendors, Projects & Expenses

• Coordinate and oversee third-party vendors and contractors; confirm scope, quality, completion, and compliance with company standards.

• Support capital improvements, special projects, and property initiatives in partnership with the Community Director and regional leadership.

• Manage service-related purchasing, inventory, and expenses within approved parameters while balancing quality, urgency, and stewardship of property resources.

Safety, Compliance & Property Stewardship

• Ensure compliance with applicable OSHA requirements, Fair Housing requirements, property safety standards, and J Street policies and procedures.

• Maintain accurate work-order records, safety documentation, supply inventories, key-control systems, and other required service records.

• Identify and escalate significant life-safety, building-system, operational, or property concerns through the appropriate leadership channels.

• Participate in and lead the community’s on-call and emergency-response responsibilities as assigned.

Partner for Property Performance

• Work closely with the Community Director and regional leadership to support financial, operational, resident satisfaction, and property performance goals.

• Communicate clearly regarding apartment readiness, service trends, vendor needs, capital needs, and operational risks.

• Bring an ownership mindset to the community by protecting the asset, developing the team, and following through on commitments.

WHAT YOU BRING

• High school diploma or equivalent required.

• 3–5 years of hands-on maintenance experience in multifamily housing or facility operations.

• At least 1 year of supervisory or lead maintenance experience preferred.

• EPA Universal or Type II/III HVAC certification required.

• Certified Pool Operator (CPO) certification preferred, or ability to obtain as required by the community.

• Working knowledge of plumbing, electrical, HVAC, appliances, carpentry, painting, building systems, and general maintenance practices.

• Ability to read blueprints, service manuals, safety documentation, and equipment specifications.

• Ability to safely operate tools and maintenance equipment and supply and maintain a basic personal tool set.

• Valid driver’s license and reliable transportation required.

ROLE REQUIREMENTS

• Ability to lift up to 50 lbs., climb ladders, bend, kneel, reach, and perform physical maintenance work.

• Ability to work indoors and outdoors in varying weather conditions.

• Availability to work weekends and holidays as scheduled and participate in the community’s on-call rotation.

• Ability to respond to emergency service needs in accordance with J Street procedures and assigned responsibilities.

The pay range for this role is:30 - 32 USD per hour(One Preston Station)
