Position Summary
The Project Manager is responsible for leading the planning, coordination, and execution of student housing and multifamily construction projects from preconstruction through closeout. This role ensures projects are delivered safely, on schedule, within budget, and in alignment with DELCO quality standards while maintaining strong relationships with owners, design teams, subcontractors, and internal project teams.
Key Responsibilities
• Manage all phases of construction projects from contract award through closeout.
• Develop and maintain project schedules, budgets, and cost forecasts.
• Coordinate with Preconstruction, Superintendents, and subcontractors to ensure seamless project execution.
• Lead subcontractor buyout, contract administration, and scope alignment.
• Monitor project costs and proactively identify and mitigate risks.
• Manage change orders, RFIs, submittals, and project documentation.
• Maintain strong communication with owners, architects, consultants, and project stakeholders.
• Ensure compliance with safety standards, contract requirements, and company policies.
• Provide leadership and mentorship to project team members.
• Support project logistics, material coordination, and project closeout activities including punch list completion and final documentation.
Qualifications & Experience
• Bachelor's degree in Construction Management, Engineering, or related field preferred.
• 5+ years of experience managing commercial construction projects preferred.
• Experience managing student housing, multifamily, or large-scale wood-frame construction projects is strongly preferred.
• Strong understanding of project scheduling, budgeting, and cost control.
• Experience managing subcontractors and client relationships.
• Proficiency with construction management software and Microsoft Office Suite is preferred.
• Strong communication, leadership, and organizational skills.

Physical Requirements & Work Environment
• Ability to travel to project sites as required.
• Ability to walk active construction sites and navigate uneven terrain.
• Ability to lift up to 25 pounds occasionally.
