We are seeking a Condominium Portfolio Manager in the Hingham area. Previous condominium management and experience with condominium boards are required.

Primary Responsibilities:

• Overall accountability for on-site property operations, including administration, financial management, maintenance/repair, and capital projects.
• Ensures efficient operation of condominium communities within established guidelines.
• Provides superior customer service to residents, condominium owners/board members.
• Fiscal responsibility and cost management, including monitoring expenses and overtime.
• Responsibility for drafting both operating and capital budgets, as well as supporting reserve/capital needs planning following both company and client guidelines.
• Keeping the Board/Board President informed of significant operational, financial, maintenance, and resident matters.
• Prepares monthly board packages, attends monthly meetings, and completes requested action items between board meetings.
• Works with subcontractors to maintain the properties.
• Supervision and management of on-site staff, including setting expectations, monitoring performance, and coordinating coverage.
• Responds to resident requests in a timely, efficient, and courteous manner.
• Effectively utilizes all company software (Vantaca) for, storage, processing work orders, vendor contracts, meeting minutes, board packages, unit owner communication, as well as software for invoice processing.
• Regular physical inspections of the property, with responsibility for identifying issues, creating or assigning work items, and following them through to completion.

Requirements:

• Excellent resident relations skills
• Understanding of condo documents and association by-laws
• Strong communication skills, both verbal and written
• Proven leadership skills & ability to take initiative
• Superior judgment and decision-making skills
• 3 - 5 + years of experience in condominium management
• A bachelor's degree in a related field preferred
• Experience with Vantaca preferred
