Job Description

The Opportunity
We are seeking a detail-oriented and resident-focused Assistant Property Manager to support the operational, financial, and administrative health of our multifamily community. This role is ideal for a proactive professional who thrives in a collaborative environment and is dedicated to delivering exceptional customer service while maintaining strict financial accuracy. As the right hand to the Property Manager, you will play a critical role in fostering resident retention, driving leasing performance, and ensuring the community operates seamlessly.

Core Areas of Focus

Financial Operations & Ledger Management

Rent Collection: Lead the monthly rent collection process, ensuring timely payments and aggressively minimizing delinquency through consistent resident follow-up.

Accurate Accounting: Post rent payments, process daily bank deposits, and maintain "audit-ready" resident ledgers. Promptly investigate and resolve any account discrepancies or billing issues.

Delinquency Processing: Assist the Property Manager with issuing late notices and preparing documentation for legal proceedings or evictions in compliance with local landlord-tenant laws.

Resident Relations & Community Retention

First Point of Contact: Serve as the primary liaison for resident inquiries, work order requests, and concerns, resolving issues with empathy, professionalism, and firm policy adherence.

Lease Renewals: Proactively manage the lease renewal process, distributing notices on schedule and engaging with current residents to maximize retention rates.

Community Engagement: Assist in organizing and executing resident events and community-building initiatives to foster a positive, stable neighborhood environment.

Leasing & Move-In Administration

Applicant Screening: Process rental applications meticulously, verifying income, rental history, and background checks to ensure all incoming residents meet community standards and prevent fraud.

Seamless Move-Ins: Prepare lease agreements and conduct thorough move-in orientations, ensuring the resident’s first experience is professional and welcoming.

Market-Ready Support: Walk vacant units to verify they meet the property's aesthetic and functional standards prior to move-in, coordinating with maintenance as needed.

Professional Profile

2+ years of experience in multifamily property management, leasing, or a closely related real estate field.

Proficiency in modern property management software (e.g., AppFolio, Yardi, OneSite) and standard office applications.

Thorough understanding of Fair Housing laws and local property management regulations.

Exceptional organizational skills with a highly disciplined approach to data entry, administrative workflows, and customer service.
