Job Description
Job Summary:
Reports and takes direction from the Operation and Maintenance Manager. This position is responsible for the monitoring of the building automation systems at the CJC Community Justice Center equipment, managing operators monitoring the BMS system, making building rounds, taking calls from the site tenants and ensuring the appropriate shops respond to the needs. Maintains a safe and effective working environment. Trains team on policies and procedures. Will coordinate work to be completed by Operators and Plumbers. Other Duties will include cleaning and basic PM work on Utility equipment.
Duties/Responsibilities:
- Manage Operators to perform basic preventive maintenance on commercial utility equipment
Operate site utility equipment monitor site BMS system on equipment that includes;
- Chillers
- Boilers
- VFD Drive
- Air handling units
- Compressors
- Exhaust fans
- Vacuum pumps
- Water pumps
- Water softeners
- Cooling towers
2. Perform basic preventive maintenance responding to basic calls investigating issues with building plumbing systems this includes;
- Plumbing fixtures
- Water valves
- Water lines
- Sewer lines
- Drainage lines
- Drinking fountains
- Irritation equipment
- Fire sprinkler systems
3. Manage operators to assist the HVAC and Electrical departments with maintenance when help is requested.
4. Manage Operators to Operate and monitors the building automation systems for the Community Justice Center CJC and the Adult Intervention Center. This include investigating alarms and tenant calls for issues.
5. Ensure Direct Reports Comply with Building Authority policies, procedures and safety regulations.
6. Maintain and approve Timecards electronically
7. Ensure all work is documented by the operators in AMMS
8. Perform all other duties assigned.
Equipment used:
The Operator Supervisor is expected to be familiar with various tools and equipment including Augers, Drills, Mechanical Hand Tools, Motor Vehicles, Tractors, Forklift, Ladders, Plumbing Equipment, Building Automation Computer, Safety Equipment, PC’s Microsoft Office Tools and Android Tablet AMMS
Requirements:Minimum Qualifications:
- Previous experience and working knowledge of operations and preventative maintenance, of various Commercial Utility mechanical equipment.
- Previous experience and working knowledge with preventative maintenance, and inspections of basic plumbing systems.
- Valid Indiana Driver’s License.
- High School Diploma
- Ability to work well with others including fellow employees, outside vendors, contractors and tenants.
- Comfortability with Computer/Microsoft Office usage
