Job Summary:

Under the general direction of the Director of Facilities and the Facility Supervisor, the Facilities Technician position will serve as a general facility maintenance technician. Performing work related to repairing and maintaining various types of commercial building-related equipment and control systems, which include, but are not limited to, HVAC equipment, lighting & electrical systems, plumbing systems, and all other various types of building-related systems. The successful candidate must be willing to work a flexible schedule of 40 hours per week, which would include evening, weekend and holiday shifts as required and scheduled by the Facilities Supervisor. This position will work in a multi-venue performing arts center, providing a safe, well-maintained, and pleasing campus environment for facility guests, patrons, tenants, and Center staff.

This position requires a detail-oriented, highly organized team player with excellent interpersonal skills that work seamlessly and efficiently with AT&T Performing Arts Center staff and with end-users of the facilities. Essential skills include the ability to thrive in a fast-paced, ever-changing environment while maintaining a high level of professionalism. Must be a self-starter and work autonomously using independent judgment. A positive attitude towards the position and the Center's Core Values is imperative.

Position Responsibilities

  • Possess the mechanical aptitude and desire to learn general mechanical maintenance skills and principles related to building automation systems and energy conservation efforts as they relate to building automation/air conditioning schedules, computerized preventive maintenance programs, CMMS Programs, and scheduling HVAC building system repairs. All to ensure building optimization during performances at the Winspear Opera House, Wyly Theatre, and Strauss Square.
  • Willingness to work flexible hours around performance shows mostly on weekends and possibly on holidays. The ideal candidate will work weekend shows in Winspear and Wyly as well as Strauss performances. This assignment may require an individual to work four 10-hour days to meet the schedule's needs.
  • Willingness to learn and become proficient with several building automation systems; ie: Siemens HVAC BAS, Honeywell HVAC & Lighting BAS, Smart Link Controls for irrigation schedules; Operable Wall control systems, fire alarm system, fire sprinkler systems, etc.
  • Must have excellent customer service skills that meet and exceed the needs of the facilities department.
  • This work would include, but is not limited to, plumbing, electrical, interior & exterior building lighting systems, and various other facility-related repairs and work requests.
  • Have the mechanical aptitude, willingness, and desire to learn the operation, repairing, and preventative maintenance of various commercial HVAC equipment, which would include, but is not limited to water cooled chillers, cooling towers, large boiler systems, HVAC pumps, constant and variable volume air handlers, fan coil units, fan powered boxes, VAV’s, VFD’s, and other associated HVAC equipment.
  • Must be able and willing to work on equipment in confined spaces, plus work in “high” areas of the facilities, using high lift equipment, scaffolding, swing stages, and ladders, with the appropriate safety harnesses and equipment. These high areas include, but are not limited to, ceilings up to 65’ high, backstage areas, catwalks, 45’ to 90’ high grid floors, roofs, etc.
  • Assist with the required monthly, quarterly, and annual testing of all building systems, which include, but are not limited to, sump pump systems, emergency backup generators, fire alarm systems, fire pumps, and fire sprinkler systems, and inspection of portable fire extinguishers.
  • Must be willing to work outdoors during all months of the year, on facility-related items, including but not limited to exterior lighting & electrical repairs, street light poles, street bollard repairs, along with snow & ice removal as required.
  • Assist in properly maintaining all maintenance equipment and tools in a professional manner, plus assist in keeping all facility work areas clean, in order to promote a safe working environment.
  • Able to lift a minimum of 75lbs of supplies, materials, equipment, etc, without assistance, using proper lifting techniques.

  • Perform any other duties as assigned by the operations management staff.
Requirements:

Education and/or Experience

  • Minimum high school graduate and/or trade school graduate with specialized training in a building related field, which could include HVAC, refrigeration, electrical or other building trades.
  • Minimum of at least 3 to 5 years’ experience in the commercial building maintenance field, preferably in a similar sized complex of at least 250,000 sq. ft. Experience in a modern state of the art Performing Arts Facility is a plus.
