About the Role:
Compensation is $65,000.
Summary: The Assistant Maintenance Manager/Supervisor assists the Maintenance Manager in maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. In the absence of the Maintenance Manager, the Assistant Maintenance Manager will assume all maintenance responsibilities.
Requirements:
Education: High School diploma or equivalent. However for safety and productivity reasons, this position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions. Technical Certification a plus.
Experience: Minimum of two to three years previous experience in property management maintenance, other building maintenance or related trade. Minimum of one year previous supervisory experience is preferred.
Skills: Must be able to diagnose problems with and repair the following:
• Major appliances
• HVAC
• Basic - intermediate plumbing (when no license required)
• Basic - intermediate electrical (when no license required)
• Sheetrock
• General carpentry
• Pool care (if required by property)
• Gutters/roofing (all roofing work will be completed by licensed, insured contractors)
• Wallpaper/painting
In addition, the position requires the following skills:
• Ability to deal well with people.
• Good verbal and written communication skills.
• Strong customer service orientation.
• Familiarity with online service requests software
• Basic computer skills, specifically knowledge of Microsoft Office products
• Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.
Licenses and Certifications: The following licenses and certifications are required:
1. EPA certifications for refrigerant recycling and at a minimum, Type I & Type II certifications.
2. CPO – Certified Pool Operator certification – if required by property
3. Valid Driver's license and insurance.
4. Black Seal – if required by property
5. Other licenses and certifications as required by state or local law.
Essential Job Functions:
1. Ensure that the physical condition of the property is maintained according to company operating and safety standards.
2. Ensure that service requests and repairs are made correctly and in a timely manner
3. Assist Maintenance Manager with organizing and prioritizing service requests and general maintenance tasks.
4. Assist Maintenance Manager with overseeing turn-key operation and ensuring that vacant units are made rent-ready in a timely manner. Perform turn-key work as required.
5. Assist Maintenance Manager with scheduling and supervising other maintenance staff and the work performed by outside contractors.
6. Assist Maintenance Manager with maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required using standard purchase order system and proper bidding procedures.
7. Assist Maintenance Manager with preparing staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
8. Assist Maintenance Manager with maintaining a preventative maintenance program that minimizes emergency repairs and service requests.
9. Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.
10. Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.
11. Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor.
12. Must be punctual & reliable.
