Job Summary: Peninsula Improvement Corp.,a Barron Collier Company, is looking for an Acquisition Analyst to join our Barron Collier Investment Partners (BCIP) team.

Specific Job Duties & Responsibilities:
- Identify and research viable retail and mixed use development sites in high-growth Florida corridors based on market analysis and retailer demand.
- Build knowledge of Florida retail and land development through BCIP, Barron Collier Company and Affiliates, and Metro Commercial RE meetings, ICSC events, project visits, lease analysis, and industry research.
- Market BCIP development services and investment platforms to property owners, brokers, retailers, and potential partners.
- Contact property owners and brokers to introduce BCIP, determine site availability, and understand pricing expectations.
- Attend Meetings with prospective tenants for BCIP projects and assist in negotiations and development coordination.
- Assist with drafting, presenting, and negotiating LOIs and PSAs to acquire properties.
- Conduct void analysis, brochure prep, demographic analysis, tenant prospecting, and retail leasing analysis.
- Underwrite prospective acquisition and development opportunities using BCIP's IRR model.
- Work alongside Barron Collier Company and Metro Commercial Real Estate Asset and Development managers and leadership to fine tune Argus cash flow assumptions that will run through the IRR model in Excel.
- Improve and streamline the IRR model to increase underwriting speed, consistency, and usability.
- Integrate AI tools, including Claude, into Excel to automate repetitive tasks, improve model review, and increase efficiency.
- Develop a standardized process to export underwriting results into a consistent investment or deal package for internal review and potential partners.
- Build familiarity with market conditions, including cap rates, construction costs, rental rates, operating expenses, tenant demand, and debt assumptions.
- Create repeatable processes for collecting and updating market data and underwriting assumptions.
- Assist in coordination presentations to potential outside equity investors and lenders.
Qualifications:
- Bachelor’s degree in Accounting, Finance, Economics, Business Analytics, or related field.
- Strong analytical and problem-solving skills with attention to detail.
- Proficiency in Microsoft Excel; ability to build formulas, tables, and basic models.
- Solid understanding of financial statements and accounting concepts.
- Strong communication skills and ability to present findings clearly.
- Ability to manage multiple tasks, prioritize, and meet deadlines.
- Willingness to learn industry-specific processes and systems.
Preferred Qualifications: Internship or exposure to financial analysis, accounting, or data analytics.
