Responsibilities

As an Associate - Asset Management, you will support the Asset Management function across the Korea portfolio, with primary responsibility for day-to-day asset management execution, recurring reporting, and coordination across internal and external stakeholders. The role is designed for the Associate AM to take the lead on regular and repeatable scopes, while operating under the guidance and review of senior Asset Management leadership. Responsibilities include but are not limited to:

  • Support the asset management of Hines’ Korea portfolio across office, logistics, and living assets
  • Lead day-to-day asset management activities for assigned assets, including performance monitoring against the Business Plan, Underwriting, and approved budgets
  • Track and analyze operating performance, occupancy, leasing status, and key variances
  • Coordinate closely with third party Asset Managers(AMC) to ensure smooth operational execution
  • Serve as the primary AM contact for routine asset-level matters
  • Prepare and submit recurring asset management deliverables.
  • Coordinate and participate in regular asset and governance meetings with AMC, Finance, A&D, PM, and Leasing teams
  • Maintain and update asset-level financial models, budgets, and forecasts
  • Support analysis of cash flows, IRR, NAV, leasing scenarios, and capex execution
  • Assist in preparation of materials for refinancing, and investor reporting
  • Coordinate across internal teams and support communications with lenders, JV partners, and external consultants
  • Support senior Asset Managers on non-recurring and strategic initiatives such as refinancing, disposals, major lease negotiations, and repositioning initiatives
  • Comply with all Hines policies and procedures


Qualifications

Minimum Requirements include:

  • Bachelor’s degree from an accredited institution

  • 5+ years of experience in Asset Management, Investment Management, Real Estate Finance, or Advisory

  • Strong financial and analytical skills, including Excel-based financial modeling

  • Familiarity with commercial real estate assets (Office, Logistics, Living preferred)

  • Native Korean; business-level English required

  • High level of integrity and professionalism

  • Strong communication, organizational, and time management skills

  • Proactive team player with a strong sense of ownership

  • Candidates with less experience will be considered for the Senior Analyst position.
