Regional Manager
The Regional Manager (RM) oversees the operational, financial, leasing, facilities, compliance, team, and resident experience performance of an assigned multifamily portfolio. Working closely with Property Managers, on-site teams, support departments, ownership representatives, and the Director of Operations (DOO), the RM executes business plans, strengthens asset performance, upholds company standards, and supports a consistent, high-quality resident experience. This role requires a strategic, data-driven, hands-on leader who can translate portfolio goals into actionable plans, develop strong teams, identify operational risks early, and drive measurable results. Significant travel within the assigned portfolio is required.
Job Duties
• Lead day-to-day operational oversight for assigned multifamily communities, ensuring each property operates in alignment with approved business plans, company standards, ownership expectations, and applicable laws and regulations.
• Partner with Property Managers and on-site teams to establish priorities, measurable goals, and accountability for leasing, maintenance, financial performance, compliance, customer service, and resident retention.
• Use property management systems, dashboards, market data, KPIs, and performance analytics to identify trends, improve decision-making, and support timely corrective action.
• Monitor occupancy, traffic, lead conversion, renewal performance, delinquency, availability, pricing, concessions, and exposure to ensure leasing strategies support budgeted revenue and market competitiveness.
• Partner with marketing, leasing, and property teams to develop community-specific leasing, digital advertising, outreach, reputation management, and resident engagement strategies.
• Ensure websites, internet listing services, pricing, availability, media, and other digital assets remain accurate, current, compliant, and aligned with brand standards.
• Oversee resident experience standards, including timely communication, service recovery, resident engagement, renewal support, review responses, and professional escalation resolution.
• Support centralized, automated, and technology-enabled workflows while ensuring teams maintain appropriate human oversight, data accuracy, privacy awareness, and service quality.
• Train, coach, and develop Property Managers, Assistant Managers, Leasing Consultants, Maintenance Supervisors, and other site-level team members to strengthen technical knowledge, leadership capability, customer service, sales performance, and accountability.
• Conduct regular site visits, operational reviews, market walks, file audits, inspections, and curb appeal evaluations; document findings and follow-up through completion.
• Monitor maintenance operations, work order completion, vendor performance, life-safety standards, risk management practices, and property appearance to ensure company standards are met.
• Collaborate with facilities, project management, construction, and maintenance leadership to plan, budget, track, and complete capital projects, renovations, deferred maintenance, and value-add initiatives.
• Review financial results, variance reports, forecasts, income trends, expense controls, bad debt, collections, and NOI performance; present concise updates and action plans as required.
• Lead annual budgeting for assigned communities, including revenue assumptions, controllable expenses, payroll, contract services, capital needs, renovation planning, and ownership reporting requirements.
• Ensure rent collection, delinquency management, payment plan administration, legal referrals, and eviction-related processes are handled consistently, professionally, and in compliance with company policy and applicable law.
• Review renewal recommendations, pricing strategy, resident retention initiatives, and market positioning based on competitive conditions, asset goals, and revenue management guidance.
• Maintain working knowledge of federal, state, and local fair housing, landlord-tenant, accessibility, privacy, employment, safety, and operational compliance requirements applicable to multifamily housing.
• Ensure teams follow company policies, standard operating procedures, leasing criteria, documentation standards, file management expectations, purchasing controls, contract approval processes, and risk management requirements.
• Facilitate regional meetings, one-on-one discussions, training sessions, portfolio reviews, and follow-up meetings that promote alignment, communication, accountability, and continuous improvement.
• Communicate with internal and external stakeholders promptly and professionally, providing same-business-day responses whenever possible and no later than 24 hours from receipt unless circumstances require escalation or additional research.
• Build productive relationships with residents, team members, vendors, ownership representatives, community partners, apartment associations, and local business organizations to support portfolio success and company reputation.
• Perform other duties assigned to support operational excellence, resident satisfaction, team performance, asset preservation, and company objectives.
Job Requirements
• High school diploma or equivalent required; bachelor’s degree in business, real estate, finance, property management, or a related field is preferred.
• CAM, ARM, CPM, CAPS, or other multifamily industry designations preferred.
• Strong knowledge of multifamily operations, leasing, financial reporting, budgeting, maintenance standards, risk management, fair housing, and landlord-tenant compliance.
• Demonstrated ability to analyze financial statements, operating reports, market data, leasing metrics, maintenance results, and KPI dashboards to guide business decisions.
• Proficiency with property management platforms such as Yardi, RealPage, Entrata, AppFolio, or similar systems, as well as Microsoft Office, reporting tools, and digital communication platforms.
• Experience using modern multifamily technology, including CRM tools, lead management systems, resident portals, revenue management tools, online reputation platforms, and workflow automation.
• Excellent written, verbal, presentation, negotiation, coaching, conflict-resolution, and executive communication skills.
• Ability to lead through influence, build trust across multiple teams, manage competing priorities, meet deadlines, and maintain professionalism in a fast-paced environment.
• Ability to travel extensively within the assigned portfolio as business needs require.
This position requires regular travel to apartment communities, offices, meetings, training, and industry events. The Regional Manager must be able to walk properties, tour apartment homes, inspect common areas and amenities, climb stairs, operate computers and mobile devices, communicate effectively in person and through digital platforms, travel between locations, and occasionally lift or move up to 25 pounds. Required Education, Experience, and Credentials
• Preferred five years of progressive multifamily property management experience.
• Minimum two years of regional, multi-site, or senior-level real estate leadership experience overseeing approximately 700 or more units.
• Experience leading and developing property management, leasing, maintenance, and administrative teams across multiple communities.
• Experience managing third-party client, ownership, asset management, or equity investor relationships preferred.
• Experience with budgeting, forecasting, variance reporting, revenue management, collections, contract oversight, and expense control.
• Experience developing and executing leasing, marketing, resident retention, reputation management, and operational improvement plans.
• Experience overseeing capital projects, renovations, preventative maintenance, vendor performance, and property inspections preferred.
• Proven ability to use data, KPIs, financial reporting, and market intelligence to improve portfolio performance.
• Demonstrated history of professional leadership, sound judgment, collaboration, and measurable operational results.
Reporting Relationship
• Reports directly to the Director of Operations (DOO).
