Construction Estimator Lead Commercial and Government Project Bidding
Job OverviewCompany: KOR Building Group LLC.
Salary/Pay Rate: $125,000 - $150,000 per year plus Commission and Performance Bonus.
Location: Main Office (In person) with field visits (Las Vegas, NV).
Job/Employment Type: Full-Time.
Schedule: Monday - Friday (Salaried).
Project Scope: Commercial, Hospitality, Retail, Medical, and Government (Local & Federal).
Mandatory Licenses & Certifications: Valid Driver's License.
You will serve as a high-level strategic leader at KOR Building Group, driving the full development of project scopes, budgeting, and proposal generation for diverse commercial builds. This role offers the autonomy to manage complex pre-construction activities while directly influencing the companys growth through measurable hit-win ratios. You will work within a culture that values transparency and relentless execution, turning complex architectural plans into winning project realities.
How You Will Make an ImpactFormulate comprehensive project budgets and proposals by analyzing architectural plans, specifications, and client instructions.
Coordinate with architects, clients, and subcontractors to resolve technical discrepancies and submit necessary Requests for Information (RFIs).
Evaluate subcontractor proposals for accuracy and completeness to ensure every estimate reflects the true project requirements and protects profitability.
Manage the bid-estimating tracking schedule and lead winning client presentations to secure high-value contracts.
Find, evaluate and bid opportunities found from a variety of different data bases such as NGEN to ensure the pipeline remains full.
Cultivate and maintain a robust database of preferred subcontractors and suppliers to ensure competitive pricing and quality project delivery.
Analyze final job costs versus original estimates to adjust production rates and maintain an updated, accurate cost history library.
Collaborate with the Project Management team to prepare and negotiate contracts, ensuring a seamless transition from bid to build.
Minimum of 5 years of professional commercial construction estimating experience.
Proven expertise in estimating for midsize specialty commercial buildings, hospitality, or government projects.
High proficiency in reading and interpreting construction plans, material schedules, and technical specifications.
Minimum of 3 years of experience using Microsoft Excel for complex cost modeling.
Strong command of the English language with the ability to write detailed reports and executive summaries.
Thorough understanding of state contracting laws (NRS, NAC) and OSHA safety regulations.
Bachelors Degree in Construction Management, Engineering, or a related field.
Experience with On-Screen Takeoff and Procore software.
Specialized estimating knowledge in painting, millwork, and high-end special finishes.
3 to 5 years of local market experience within the construction industry.
