Job Description
FLEXETC
Community Manager, Ops Lead
FlexEtc | Phoenix, AZ | Full-Time | Hourly ($23/hr) + Bonus ($15,000)
Run the building, own the member experience, and have it ready before the first member walks in.
About FlexEtc
FlexEtc is a micro bay industrial (co-warehousing) platform that operates flexible, all-inclusive industrial facilities for small and mid-sized businesses. We make warehouse space easier, faster, and more affordable than traditional industrial leasing, and our team is the reason it works. We are a startup. We are growing quickly, and we are building the operating platform as we go.
The Role
As Community Manager and Ops Lead at our Phoenix site, you own the physical building: cleanliness, maintenance, vendor relationships, access control, shipping and receiving, and safety compliance. When something breaks, you own the fix. When a vendor misses a visit, you own the escalation. When a member gets locked out, you are the one who resolves it.
You will partner directly with the Sales Lead to run the building and the member experience together, sharing accountability for the site's P&L and setting the tone for the team. You will supervise the site's porter, set the daily checklist standard, and make sure the building reflects the FlexEtc brand every day, not just on inspection days.
Commercial Property Manager at the Core
At FlexEtc, the Community Manager is the commercial property manager of the building. Vendors, access control, safety, and building condition are property management disciplines, and you own them end to end at your location.
What You'll Own
- Commercial property management. Building inspections, vendor oversight, lease and license compliance, move-in and move-out walkthroughs, and tenant relations.
- Facilities readiness. Cleanliness, maintenance, and access control across the full site.
- Vendor management. Janitorial, pest control, HVAC, and landscaping, including scheduling, accountability, and escalation.
- Porter supervision. Daily checklist accountability and the performance standard.
- Shipping and receiving. BOL processing, receiving without the member present, and pallet management.
- Access control triage. Member lockout response, system reliability, and escalation.
- Service requests. Tiered response standards and follow-through on every ticket.
- Member onboarding execution. Access credentials, printing setup, systems access, and unit setup.
- Safety compliance. Extinguishers, egress, and incident logging.
- Site P&L and budget. Partnering with the Sales Lead on results and variances.
What We're Looking For
- 2+ years in facilities management, commercial property management, or a similar hands-on operations role.
- Vendor management experience. You know how to hold a contractor accountable and escalate when needed.
- Detail-oriented and proactive. You catch problems before members notice them.
- Comfortable with technology, including access control, ticketing and facility software, and basic troubleshooting. We can teach you our tools.
- Hands-on and on site. This role is in the building, not managing from a desk.
- Process-driven. You document what you do so it can be repeated and handed off.
- Startup comfort. You build as you go and stay steady while the playbook is still being written.
- A strong communicator. Members see you daily and need to trust you.
What You'll Earn
Base pay: $23 per hour (hourly, non-exempt), based on experience.
Incentive plan: Monthly bonus tied to occupancy, retention, member experience, and building operations. Stretch performance earns more. Bonus can be up to $15,000 annually.
Benefits: Health insurance, paid time off, and phone reimbursement.
Growth: We promote from within and build the path explicitly, from Community Manager to market and regional leadership as FlexEtc grows.
Why FlexEtc
- Clear ownership. You know what you are responsible for, and so does everyone else.
- Comp tied to performance. When the site runs well, you see it in your paycheck.
- Startup pace with a platform built to scale nationally.
- A team that gives you the tools and budget to do the job right.
FlexEtc is an equal opportunity employer. We are committed to building a diverse, inclusive team.
