SUMMARY

The Maintenance Technician II performs skilled work in the maintenance and repair of apartment buildings and building fixtures. The incumbent works as a member of a maintenance crew and performs a variety of skilled tasks in several mechanical and building trades.

All activities must support Knoxville’s Community Development Corporation (“KCDC” or “Authority”) mission, strategic goals, and objectives.

SUPERVISORY RESPONSIBILITIES

The Maintenance Technician II is a non-supervisory job classification.

ESSENTIAL DUTIES AND RESPONSIBILITIES

The position duties and responsibilities listed below describe the general nature and scope of work. Other responsibilities, duties, and skills may be required and assigned, as needed.

  • Removes, installs and repairs cabinets and counter tops.
  • Installs and repairs baseboards, molding, and trim.
  • Repairs damaged walls, ceilings, and stairs.
  • Removes and replaces damaged flooring and tile.
  • Repairs and adjusts windows and doors.
  • Removes, installs, and repairs door locks.
  • Installs and repairs door and window screens.
  • Repairs bookcases, bulletin boards, tables, office furniture, and other wood fixtures.
  • Paints over repaired areas as needed; replaces damaged roofing shingles.
  • Repairs and/or replaces dishwashers.
  • Installs electrical conduit and wiring; makes connections to switch boxes; repairs and/or replaces electrical base plugs and switches; replaces circuit breakers; removes, installs, and repairs lighting fixtures; tests, locates, and repairs strain in electrical circuits, equipment, and appliances; repairs electric ranges, refrigerators and heaters.
  • Removes, installs, and repairs a variety of plumbing fixtures such as sinks, commodes, water closets, bath tubs, showers, and faucets; replaces defective fittings, valves, traps, washers, and gaskets; locates and repairs leaks in water lines; cuts, reams, glues, and solders plastic and copper pipes and fittings; opens clogged drains, traps and fixtures; installs, removes and repairs water heaters.
  • Repairs and maintains masonry structures; removes damaged stones, bricks, and blocks; mixes mortar and lays bricks and blocks; repairs concrete walks, driveways, and porches.
  • Repairs metal fixtures; performs burning and welding tasks.
  • Inspects and replaces fire extinguishers.
  • Cleans, repairs, and replaces gutters and downspouts.
  • Maintains stock of all items used in work.
  • Sprays and treats apartments to control ants, fleas, roaches and other pests.
  • Assists in the maintenance of grounds around housing developments.
  • Assists and trains employees in operations and repairs pertaining to listed duties.
  • Installs, replaces, repairs, and makes keys for core lock system.
  • Performs minor repairs on HVAC units.
  • Attends training sessions.
  • Performs other duties as assigned.
Requirements:

KNOWLEDGE, SKILLS, AND ABILITIES

  • Knowledge of the standard practices, methods, tools, equipment, and materials used in the mechanical and building craft trades.
  • Knowledge of the hazards and safety precautions of the mechanical and building trades.
  • Skill in the use of tools, equipment, and materials pertinent to the mechanical and building craft trades.
  • Proficient in the use of Outlook and electronic work order systems.
  • Ability to follow oral and written instructions, and to communicate effectively both orally and in writing.
  • Ability to establish and maintain effective working relationships with superiors, fellow employees, and residents.

CERTIFICATES, LICENSES, AND REGISTRATIONS

Requires a valid driver’s license and the ability to be insurable under the Authority’s automobile insurance plan at the standard rate.
