So, what is this job? We are looking for a friendly, high-energy individual to join the team at First Coast CMS. We manage the Amenity Centers—the place where residents come to relax, swim, and have a good time. We want our vibe to be fun and welcoming, and that starts with YOU.

You are the face, the voice, and the heartbeat of the daily operation. If you love people, hate being bored, and can solve a problem without needing a map, keep reading.

Let’s Have Some "Real Talk" (The Nitty Gritty): Before we get to the fun stuff, let’s be honest about the work so there are no surprises:

-Yes, you will have to clean toilets and take out the trash. It’s not glamorous, but a sparkling facility is a happy facility. You must be willing to get your hands dirty (we provide the gloves!).

-It’s Florida. That means you will be performing tasks outside in the warm weather. You might break a sweat. But don't worry, you’ll also spend plenty of time inside the glorious A/C checking people in and handling admin tasks.

-You are the Rule Referee. You’ll need to enforce pool rules and access policies to keep everyone safe. It's not about being bossy; it's about being fair. You need to handle it with a smile and a professional attitude.

The "Superpowers" We Need: We aren't looking for a robot; we are looking for a thinker.

-The Welcoming Face: You are the welcoming, kind, and energetic face residents see the moment they arrive. You set the tone for their entire visit with a positive check-in experience.

-Autonomous Execution: You don’t need a babysitter. You see a problem, you find the answer, and you fix it.

-Decisive Action: When things get crazy, you don’t freeze. You triage the situation and handle it on the fly.

-Proactive Ownership: You anticipate what needs to be done before we even ask.

-Critical Judgment: You can navigate the "gray areas" with sound judgment to keep things moving.

What You’ll Actually Be Doing:

-Greeting residents like they are VIPs (because they are!).

-Checking credentials on our iPad/Cloud-based system (must be tech-savvy!).

-Answering phones and directing inquiries.

-Managing Rentals: You will handle check-ins for private parties and answer questions during their event. Crucially, you handle the check-out. You must inspect the room and ensure furniture is put back. If they didn't clean up? You need to be comfortable telling them to get it done before they leave.

-Setting up and taking down community events (party time!).

-Restocking supplies and keeping the office/restrooms tidy.

-Lifting up to 25 lbs (free workout included).

Requirements:

The Schedule (Please Read This Part!): Because we are an amenity center, we are busiest when our residents are off work.

-Sundays are REQUIRED. This is a non-negotiable part of the position.

-Our busy days are Saturday and Sunday.

-The role WILL require weekend work. If you are looking for a strictly Monday-Friday gig, this isn't the one for you. We need you here when the action is happening!

-The role WILL require holiday work (Memorial Day, 4th of July, Labor Day).

Seasonality:

o This role is considered SEASONAL.

o Peak Season (March – October): We are open sunrise to sunset.

o Winter Season (November – February): We have reduced facility hours (closing at 4 PM). Consequently, staff hours will be reduced during these months.

The Must-Haves:

-18+ years old.

-High School Diploma or GED required.

-Reliable Transportation (You may work at different locations within the community).

-2+ Years of Customer Service Experience.

-First Aid / CPR / AED Certified within 90 days of employment.

-Must be authorized to work in the U.S. (No sponsorship available for this role).

days are the same. We have fun here, but we also work. We are always in the eyes of our

residents, so we take our job seriously—but let's be real, we work somewhere awesome. It's a

place where parties happen, waterslides keep the energy high, playgrounds keep kids smiling,

and pickleball matches get intense. We get the job done, and we laugh a lot doing it!
