Who We’re Looking For

Position Description: The Irrigation Maintenance Technician supports the Asset Team and is responsible for the inspection, maintenance, repair, and optimization of all irrigation systems across association common areas and amenities. This position also performs facility and common area repairs at the direction of the Asset Coordinator.

This role is responsible for ensuring efficient water usage, maintaining healthy landscapes, supporting sustainable irrigation practices, and assisting the Asset department as needed for facility and community projects. The position emphasizes hands-on technical skills, proactive system monitoring, and continuous learning to support operational excellence and community standards.

Responsibilities & Duties:

  • Identifies areas in need of maintenance or repair, and plans a safe, efficient, and cost-effective approach while reviewing the current budget needs.
  • Diagnose and repair mainline/lateral leaks, broken fittings, and damaged swing joints
  • Locate valves/lines (wire tracing, probing), isolate zones, and restore service quickly.
  • Controller troubleshooting: wiring faults, station diagnostics, sensor setup (rain/freeze/flow)
  • Ensure that all irrigation maintenance supplies, hardware, and equipment are ordered as needed.
  • Perform troubleshooting and repair of irrigation components such as leaks, broken lines, faulty valves, and malfunctioning controllers
  • Monitor and adjust irrigation schedules based on seasonal changes, weather conditions, and water conservation guidelines
  • Maintain accurate records of repairs, inspections, and system adjustments through work orders or maintenance logs
  • Collaborate with landscape vendor, and maintenance teams to ensure proper irrigation coverage and plant health
  • Ensure all work is performed in compliance with safety standards and company procedures
  • Support special projects, system upgrades, and installations as assigned
  • Assist the Asset Team with general facility and common area maintenance.

Qualifications, Knowledge, Skills & Abilities:

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or abilities required:
  • Working knowledge of irrigation system repairs including valves, emitters, sprinklers, controllers, and lateral pipe repair.
  • Ability to read irrigation site plans/as-builts and create/update zone maps
  • Basic low-voltage electrical troubleshooting for controllers/valves
  • Ability to analyze and solve problems.
  • Work a flexible and regular schedule.
  • Computer Skills (MS Office, Excel, Word, Outlook, Internet).
  • Requires a valid driver’s license and a good driving record.
  • Candidate will have to have a clean criminal background check.
  • Ability to use motorized equipment such as trenchers, tiller, mini ex, concrete tools, etc.

Physical Skills:

  • Acceptable eyesight (with or without correction)
  • Acceptable hearing (with or without hearing aid)
  • Walking, Standing, Kneeling, Bending, Pulling, Stooping, Driving
  • Heavy lifting (up to 40 lbs regularly and up to 65 lbs occasionally)
