Role Overview
The Senior Project Manager (Sr. PM) for Blue Heron is responsible for leading the overall delivery of a portfolio of flagship, high-complexity projects from initial sales agreement through turnover. The Sr. PM manages overall scope, cost, and schedule while setting the standard for client communications, financial performance, and cross-functional coordination.
This role is a senior servant-leadership position—guiding and empowering project teams, ensuring they have the tools and authority to deliver, and holding them accountable for performance. The Sr. PM partners closely with Project Managers to maintain top-tier project management and client service.
Key Responsibilities
Portfolio & Client Leadership
- Lead multidiscipline teams through the full project lifecycle, from conceptual design and budgeting through construction completion and client turnover, across multiple high-value Elite projects.
- Own regular, proactive communication with clients regarding project status, issues, risks, and decisions; ensure high satisfaction with product, cost, and schedule outcomes.
- Ensure project teams remain deeply informed of client needs, wants, and desires, and that these are consistently reflected in design and execution.
Financial, Schedule & Risk Ownership
- Establish, monitor, and report on financial performance (budget, cost, forecasts) at all phases of project development, including design-to-budget leadership.
- Lead development and tracking of project design schedules and construction schedules in collaboration with Project Design Managers and Construction leadership.
- Drive risk management activities, including identification, assessment, mitigation planning, and contingency management across the portfolio.
Contracts, Compliance & Governance
- Oversee management of prime contracts and trade contracts, including negotiation of major commercial terms and resolution of escalated contract issues.
- Ensure all contracts, licenses, permits, and project documentation are established and rigorously maintained by the project teams.
People & Organizational Leadership
- Provide servant leadership to Project Managers, Assistant Project Managers, and Project Engineers, ensuring they have clear expectations, authority, and support to deliver.
- Coach, mentor, and develop project leaders, including providing feedback, supporting career development, and driving a culture of accountability and continuous improvement.

Cross-Functional Integration
- Collaborate with Design, Construction, Sales, Purchasing, and Finance to align project delivery with broader business strategies and performance goals.
- Lead or sponsor process improvement initiatives focused on design-build integration, schedule optimization, cost control, and client experience enhancements.
Essential Qualifications & Experience
- 10–15 years of experience in design or construction, with extensive custom design/build project management experience and a track record of successfully delivering high-end residential projects from ground-up.
- Degree in construction, engineering, design, architecture, or related field preferred.
- Demonstrated experience in project estimating, budget development, design-to-budget leadership, and project financial reporting.
- Proven ability to lead and motivate multi-discipline teams, manage complex stakeholder relationships, and serve as a trusted advisor to sophisticated clients.
- Experience with risk management, development of design and construction schedules, and a strong working knowledge of client and trade contracts.
- Proficient in MS Office, scheduling software, and project management tools; understanding of estimating tools, scheduling tools, Excel, and accounting reports.
- PMP Certification or other advanced project management training preferred.
