SUMMARY
The Maintenance Technician will perform routine and extensive preventative maintenance and repair procedures for the Multipurpose Building. Duties involve the upkeep of the property in order to enhance and maintain its curb appeal. The person in this role performs a variety of skilled and semi-skilled duties in one or more of the building trades, such as painting, carpentry, minor electrical, or other recognized crafts for the purpose of maintaining, repairing the building. Job involves routine heavy manual labor involving semi-skilled work in various maintenance and construction tasks requiring the use of hand and small power tools, equipment, and the operation of light automotive equipment.
DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
- Perform routine, repetitive daily inspection and maintenance necessary for the building exterior and/or interior.
- Assists and performs semiskilled tasks of a general nature in connection with maintenance, repair and construction tasks in the upkeep of the Multipurpose Building
- Assists and performs with installation, maintenance, repair and construction work in the basic building maintenance trades, such as carpentry, painting, electrical, plumbing, locksmith, carpet, and mechanics
- Assists and performs functions in the construction, installation and maintenance of furniture, fences, cabinets, shelving, marker boards/chalkboards, tack boards and a variety of other structures and items
- Performs duties in connection with receiving, storage and distribution of materials as follows: Receives goods and materials and checks them against purchase orders and delivery documentation to ensure correctness of merchandise and proper condition
- Maintains storage and shelving in clean and orderly conditions
- Inspect properties and communicate with management regarding proper grounds keeping and general cleanup and maintenance
- Perform general grounds keeping on a daily basis; inspect outside of Multipurpose Building and other areas, insure disposal areas are kept clean and in a safe condition
- Performs interior and exterior painting duties when requested. Transports buckets of paint from storage area to work site.
- Prepares and paints walls and woodwork or performs other types of refinish; installs or repairs carpet; performs custodial duties as required
- Maintains accurate records of preventative maintenance schedules, and (Manufacturer’s Safety Data Sheets (MSDS).
- May perform weekly safety checks throughout the facility to ensure a safe and clean environment for the patrons of the facility and to eliminate observable hazards.
- Constantly observes condition of Church property throughout the property and immediately reports and/or initiates action to correct unsafe conditions.
- Checks and replaces exterior lighting on a regular basis.
- Maintains awareness of proper safety precautions at all times.
- Must be aware of all utility meter cut-offs and sewer cleanout locations.
- Helps clean and maintain storage areas and ensures they remain locked when not in use.
- Work closely with the facilities coordinator to acquire third party vendor services, and necessary quotes adhering to the set thresholds, and requirements.
- Operates small power equipment including mowers, lawn edgers, clippers, leaf blowers and other associated equipment used in landscaping and grounds maintenance.
- Performs fence, carpentry, irrigation, playground, masonry, and building repairs.
- Performs minor equipment maintenance, including replacing fuel, checking oil, cleaning and minor repairs.
- Keeps operating records and makes reports.
- Physically walks the property on a daily basis and removes litter, and debris from the grounds.
- Cleans office, restrooms, drains, outside lights, and common areas, and removes and disposes of trash
- Performs routine maintenance on property as requested by Administrator
- Completes minor and routine service requests/work orders when requested by Administrator. Follow procedures when service requests are performed.
- Changes locks when directed.
- Performs any additional duties assigned by the Administrator/Pastor.
KNOWLEDGE, SKILLS AND ABILITIES
- High School Diploma or General Education Diploma (GED)
- One year experience as a semi-skilled worker in one or more of the basic building maintenance trades.
- User knowledge of manual and electrical hand tools, and the ability to understand and carry out operating and safety instructions.
- Must be able to operate a small tractor/riding mower, light truck and other related motorized equipment.
- Knowledge of occupational hazards and safety precautions of laboring work.
- Physical strength and ability to perform heavy manual labor.
- Ability to work a flexible schedule, which may include off-shift hours and weekend assignments.
- Possession of a valid Florida Driver's License is required.
PHYSICAL REQUIREMENTS
- Must be able to lift and stack objects up to 50 pounds occasionally and frequently exert 10 to 20 pounds of force to lift, carry, push, and pull or otherwise move objects
- Work involves frequent periods of standing and walking, which may include climbing ladders and staircases
- Work involves stooping, kneeling, crouching, twisting/turning and reaching; bending at the waist. Indoor/ out-door work environment with exposure to weather extremes
- Must be able to perceive the nature of sound, utilize near and far vision, depth perception, provide oral information, and possess the manual dexterity to handle and work with various materials and objects which are essential aspects of this position.
SAFETY RESPONSIBILITIES
- Learns and complies with all Diocese and OSHA safety rules. Immediately reports all unsafe conditions.
- Must be familiar with all safety features or equipment, machinery, or materials encompassed by job duties.
- Must check with Administrator if there is a question as to the safe procedure to be used for any job function.
ADDITIONAL REQUIREMENTS
- Work Environment: 40% inside a climate controlled building. 60% outside which may include driving.
