Summary

The Field Services Manager is responsible for overseeing all field-facing activities associated with the delivery, rough set, and warranty phases of multifamily modular construction projects. This role serves as the primary liaison between the factory, transportation partners, site teams, and ownership to ensure modules are delivered, set, completed, and warrantied safely, efficiently, and in accordance with contract documents, schedules, and quality standards.

Key Responsibilities

Delivery Management

  • Plan, coordinate, and manage the delivery of modular units from the factory to job sites.
  • Collaborate with logistics providers, crane operators, and site superintendents to ensure safe, on-time delivery.
  • Verify site readiness (access, foundations, utilities, crane pads, staging areas).
  • Resolve delivery-related issues including damage, access constraints, sequencing conflicts, and weather impacts.
  • Ensure compliance with transportation regulations and company safety standards.

Rough Set & Set Completion

  • Oversee rough set operations including module placement, alignment, and structural connections.
  • Coordinate with crane crews, setting contractors, and site supervision to maintain schedule and quality.
  • Ensure proper execution of module-to-module connections (structural, MEP, fire/life safety).
  • Inspect completed set work for compliance with drawings, tolerances, and code requirements.
  • Track and report progress, issues, and corrective actions during set operations.

Warranty Management

  • Serve as the primary point of contact for warranty issues related to modular scope.
  • Review, triage, and assign warranty claims to internal teams or subcontractors.
  • Coordinate site visits, inspections, and repairs to ensure timely resolution.
  • Maintain warranty documentation, tracking logs, and closeout records.
  • Identify recurring issues and work with factory and engineering teams on root cause analysis and continuous improvement.

Quality & Safety

  • Enforce company quality standards across delivery, set, and warranty work.
  • Conduct field inspections to identify defects, damage, or installation issues.
  • Promote and enforce jobsite safety policies and OSHA compliance.
  • Participate in incident investigations and implement corrective measures.

Communication & Coordination

  • Act as a key interface between factory production, project management, site teams, owners, and third-party inspectors.
  • Provide regular updates on delivery schedules, set progress, and warranty status.
  • Support project closeout activities related to modular scope.
Requirements:

Required

  • 5+ years of experience in construction field operations, preferably in modular, offsite, or multifamily construction.
  • Strong understanding of modular delivery logistics and crane operations.
  • Experience with structural set operations and modular MEP integration.
  • Ability to read and interpret construction drawings and specifications.
  • Strong problem-solving, organizational, and communication skills.
  • Willingness to travel to project sites as required.

Preferred

  • Experience specifically in multifamily modular or volumetric construction.
  • Knowledge of warranty management systems and processes.
  • OSHA 30 or equivalent safety certification.
  • Background working with factory-built housing or industrialized construction.

Physical & Work Requirements

  • Ability to work on active construction sites in varying conditions.
  • Ability to climb ladders, access modules, and perform field inspections.
  • Travel up to 30% depending on project workload.

Reporting Structure

  • Reports to: VP of Operations
  • Works closely with: Project Managers, Factory Operations, Logistics Providers, Site Superintendents, and Warranty Teams
