Southway Builders is actively recruiting a Construction Superintendent for the DMV region to successfully oversee project planning, scheduling, budgeting, and implementation.
POSITION SCOPE:
- Coordinates and manages all on-site project activities, as well as working with the project team including Project Managers, Project Engineers, Assistant Superintendents, field personnel and subcontractors, to successfully deliver projects following all safety protocols, with the desired level of quality, on time and budget.
- Management of Project Engineers and Assistant Superintendents, including growth & development.
ESSENTIAL DUTIES:
- Leads preconstruction activities for assigned and unassigned projects to include trades, takeoffs, scope of work, logistics, etc.
- Prepares and manages project schedules, utilizing scheduling software.
- Coordinates with Project Manager in the creation and management of the master Critical Path Method (CPM) schedule.
- Leads training discussions, on topics as assigned, for Project Managers, Superintendents and All-Staff meetings.
- Manages the general conditions budget (general labor, small tools, etc.), including estimating and bidding of general contractor items, i.e. trailers, temporary facilities.
- Makes informed decisions regarding the project budget to recoup and/or accelerate the overall project schedule.
- Manages expectations and processes for BGE, Comcast, etc., serving as an asset to the owner.
- Proactively develops recovery schedules as needed.
- Proactively develops and manages relationships with city inspectors.
- Creates and manages quality control, site specific and general checklists.
- Manages Assistant Superintendents and Project Engineers, including participation in annual performance reviews and mentorship.
- Prepares and coordinates 3rd party inspections – trade, testing, ADA, Green, etc.
- Demonstrates active engagement with the owner and design team, through regular correspondence.
- Manages submittals, shop drawings and subcontractor tickets, as defined with the Project Manager.
- Manages the punch list.
- Manages quantity takeoffs (verifications, order confirmation, etc.) as needed.
- Actively participates, and prepares progress updates and hurdles, for all owner meetings.
- Partners with the Project Manager in the creation of subcontractor Attachment A scopes.
- Completes scope reviews.
- Leads in team assessments and personnel reviews as requested.
- Initiates notices to subcontractors regarding safety, delays, back charges, etc.
- Initiates Request for Information (RFIs) to any applicable parties.
- Prepares accident and incident reports as needed.
- Prepares and maintains a three-week look ahead and works with the Project Manager to ensure it is consistent with the CPM schedule.
- Maintains daily project photo records, including album creation and labeling.
- Maintains weekly on-site hard copy as-builts.
- Manages worksite trailers and temporary facilities, including pricing on procurement.
- Partners with the Project Manager in defining and managing roles and responsibilities for project team members.
- Manages, mentors and coaches Level 1 and 2 Superintendents when in lead role, Assistant Superintendents, and other direct reports as assigned to help them achieve job duties and professional and personal development goals.
- Manages purchased deliveries.
- Manages and is responsible for portions of General Conditions budget as assigned.
- Prepares and leads pre-install meetings.
- Leads the daily “stand-up” foreman’s meeting to coordinate daily activities. If subcontractors are not present, notify the Project Manager and issues notifications.
- Leads zero-tolerance safety policy and removes violators from site.
- Leads safety orientation and logs attendees.
- Leads safety inspections; assists 3rd party safety inspectors.
- Initiates and manages project specific quality control program.
- Adheres to the Company’s key values of quality, dependability, and integrity.

- Undergraduate degree in construction management or engineering, preferred.
- Demonstrates above average competencies of Level 2 Superintendent.
- 4-8+ years of Construction Superintendent experience.
- 4-8+ years of leadership experience.
- Experience leading projects of $15M+.
- Subject matter expert in ADA, BGE, energy, steel, HVAC, etc.
- Mastery of technical competency in different types/scales/complexities of construction.
- Proficient in Procore and Microsoft Office Suite to include MS Project.
- Expert understanding of clauses/articles of boiler plate subcontractor agreements, including Attachment A’s.
- In-depth understanding of all building/Authority Having Jurisdiction (AHJ) inspection requirements.
- Ability to successfully lead an OSHA inspection.
- Expert knowledge in the comprehension and construct of blueprints, Civil Planning, Specifications and Contract Documents.
- Ability to independently and successfully complete quality control lists and checks for all trades.
- Able to properly assess the percentage of work complete for clients and lenders.

PHYSICAL AND MENTAL REQUIREMENTS:
- Ability to function in high-pressure situations.

KEY PERFORMANCE INDICATORS (KPIs):
- Three-week schedule tasks are in line with the master schedule, complete and accurate 90% of the time.
- Three-week schedule tasks are achieved by subcontractors 90% of the time.
- Pre-install conferences, with at least 90% of the subcontractors, have been completed and confirmed, with detailed notes, three weeks prior to the scheduled start date.
- Site safety inspections are performed weekly, by the Superintendent or designee.
- Track Corrective Action lag time: observation till abatement.
- Track Incidents.
- Perform at least one Quality Control Observation every day to ensure work is consistent with the contract document.
- Perform weekly Procore Quality Inspections.
- All non-conformances are resolved within 72 hours of being identified. In the event the procurement of materials or correction duration requirement exceeds 72-hours, a correction plan is defined within 72-hours.
- Owner Punchlist is less than 5 items per designated area and established at kick-off meeting.
- Books and/or podcasts – one (1) book or four (4) podcasts from SBI library (or approved by manager) each year.
COMPENSATION AND BENEFITS:
- Annual salary range: $90,000 - $165,000 based on qualifications and experience.
