Responsibilities
As a Development Manager or Assistant Development Manager with Hines, you will manage all activities associated with the design and construction of a base building and/or interior improvements plus miscellaneous capital and forward commitment projects while adhering to the project schedule, budget, lender and/or ownership (partner) requirements. Responsibilities include, but are not limited to:

- Lead general construction activities, with a focus primarily on logistics development projects, acting as Project Manager
- Coordinate and manage architects, engineers, quantity surveyors, general contractors, subcontractors, and asset managers
- Supporting the Managing Director on other projects, including a mixed-use development project in Kyoto (Design Development in progress)
- Collaborate with the Hines Conceptual Construction Group (CCG) on design documentation, pricing reviews, and consultant/contractor agreements
- Lead the bidding process and contract execution alongside CCG and the Japan team
- Support owners/investors and tenants with space planning, budgeting, material selection, cost estimation, and construction contract management
- Conduct construction market research and assisting in the preparation of project budgets and capital improvement forecasts
- Review construction drawings and monitoring contractor performance against budget, schedule, and project requirements
- Prepare regular construction progress reports for stakeholders and ownership
- Manage cost estimates, budget updates, and change order documentation
- Administer change order processes and contractor payment approvals
- Conduct site inspections, including final completion inspection and punch list management
- Maintain comprehensive project documentation and historical construction data
- Provide technical support for completed assets in coordination with Asset and Property Managers
- Lead technical due diligence during property acquisitions
- Execute -related capital improvements and support green building certification efforts
Qualifications
Minimum Requirements include:
- Bachelor's degree, preferably in construction, engineering or related field
- Professional certifications such as Certified Construction Manager, 1st Class Architect, or Building Mechanical and Electrical Engineer are preferred
- Five or more years of experience in construction or real estate, with a strong focus on project management
- Native-level Japanese proficiency and business-level English communication skills
- Strong team player with a proactive mindset and a high sense of ownership
