About This Position

Description:

The Leasing Manager is responsible for the successful marketing, leasing, and retention of their assigned community. This position works closely with the Property manager to ensure the community is represented well in the community. They work closely with the maintenance team to ensure residents’ concerns are addressed quickly and efficiently, ensuing a minimal amount of disruption to the residents. Their responsibilities will include:

  • Managing the entire leasing process, including advertising properties, conducting property tours, and negotiating lease terms.
  • Develop and implement strategic marketing and advertising campaigns to attract prospective residents and maintain high occupancy levels.
  • Oversee all online listings, signage, promotional materials, and community outreach initiatives to enhance property visibility.
  • Monitor market trends and competitive properties to adjust pricing, concessions, and marketing strategies accordingly.
  • Conduct property tours, respond to inquiries, and ensure a professional and engaging leasing experience for prospective residents.
  • Ensure accurate and compliant lease documentation.
  • Proactively handle resident concerns and service requests to ensure timely resolution and positive experiences.
  • Build strong relationships with residents to ensure their satisfaction and retention.
  • Overseeing rent collection and ensuring timely payment from residents and accurate documentation of payments.
  • Support the property’s financial performance by minimizing delinquencies and managing the collection process.
  • Prepare and maintain accurate reports on leasing activities, occupancy rates, traffic, and marketing performance.
  • Analyze trends and performance data to identify opportunities for improvement through data-driven decisions.
  • Preparing reports on leasing activity and occupancy rates.
  • Supervise, train, and support Leasing Specialists to ensure consistency in performance and service quality.
  • Foster a collaborative, performance-driven team culture focused on exceeding leasing and retention goals.
  • Collaborating with maintenance teams to address property upkeep and repairs.
  • Other duties as assigned.
Requirements:

Requirements:

  • Proven track record of achieving occupancy and rent collection goals.
  • Strong understanding of fair housing laws, leasing practices, and marketing strategies.
  • Excellent communication, interpersonal, and leadership skills.
  • Proficiency in property management software (e.g., Yardi) and Microsoft Office Suite.
  • Willingness and ability to work weekends or alternate hours as needed.

Physical Requirements:

  • Must be able to tolerate prolonged periods of sitting and/or standing at desk. (80% office work)
  • Must be able to operate and tolerate long hours performing work on a computer, telephone, and/or keyboard.
  • Must be able to lift up to 25 pounds, as necessary.
  • Must be able to tolerate climbing stairs, walking, and occasional bending, stooping, or kneeling.
  • Must have a valid driver’s license and be insurable under the company’s insurance policy.
