Position Overview
The Mortgage Funder is responsible for assigning a warehouse bank based on loan criteria, completing wire approvals, ordering wires and reviewing funding conditions prior to disbursing funds. This role serves as a critical quality checkpoint in the loan closing process, ensuring accuracy, regulatory compliance, and a seamless borrower experience. The ideal candidate brings 2+ years of hands-on funding experience and thrives in a detail-oriented, deadline-driven environment.
Key Responsibilities
- Review loan terms and documents for wire approval
- Coordinate with closers, processors, underwriters, title companies, and warehouse lenders to resolve any outstanding items prior to funding.
- Request and reconcile wire transfers, ensuring funds are sent accurately and within required time frames.
- Maintain thorough knowledge of federal and state lending regulations (TRID, RESPA, ECOA) and ensure all funded loans meet compliance standards.
- Communicate funding status updates to internal teams and external partners in a timely and professional manner.
- Identify discrepancies or potential issues in loan files and escalate as appropriate to prevent funding delays.
- Maintain organized records of all funded loans and supporting documentation for audit and quality control purposes.
- Support post-funding activities including trailing document collection and investor delivery requirements.
Qualifications
Required
- 2+ years of experience in mortgage funding, closing, or a closely related loan operations role.
- Strong working knowledge of conventional, FHA, VA, and USDA loan programs.
- Familiarity with TRID, RESPA, and other federal and state regulatory requirements.
- Proficiency with loan origination systems
- Excellent attention to detail with the ability to review complex documents under tight deadlines.
- Strong communication and organizational skills.
Preferred
- Experience working with warehouse lending and investor guidelines.
- Knowledge of e-closing and digital mortgage processes.
- Prior experience in a high-volume lending environment.
- Experience with Meridian Link Mortgage, Compliance Ease and OptiFunder
