Stratum is hiring a full-time Senior Maintenance Supervisor in Woodburn, Oregon to support Woodburn Place Apartment Homes and Woodburn West Apartments. This Senior Maintenance Supervisor position supports two neighboring multifamily communities and works as part of one shared maintenance team.

This role supports both a stabilized apartment community and an active lease-up community — offering strong bonus potential and valuable multifamily maintenance experience.

Location: Woodburn, Oregon

Communities: Woodburn Place (Stabilized) & Woodburn West (Lease-Up)
Schedule: Monday - Friday 8:00 AM - 5:00 PM, with 60-minute unpaid lunch

FLSA Status: Full Time, Non-Exempt (eligible for overtime)
Reports to: Property Manager/Regional Maintenance Manager
EEO Class: 1.2 First/Mid-Level Officials and Managers
Salary Range: $30.00 - $40.00
Monthly Bonus Eligibility:

• Stabilized Incentive Bonus Plan (Woodburn Place)

• Lease-Up Incentive Bonus Plan (Woodburn West)

Cell Phone Stipend: $50/month

Onsite Housing Option: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage and internet included.

GENERAL POSITION SUMMARY:

The Senior Maintenance Supervisor is responsible for overseeing the daily operations of the maintenance department across multiple properties or a large, complex property. This includes leading a team of maintenance professionals, implementing preventive maintenance programs, and ensuring safety and regulatory compliance. The role emphasizes both strategic planning and operational excellence, ensuring resident satisfaction and the long-term value of Stratum’s properties.

MAJOR RESPONSIBILITIES:

Leadership and Team Management

  • Lead, mentor, and supervise Maintenance Technicians and Supervisors, fostering a collaborative and safety-conscious work environment.
  • Conduct performance evaluations and identify opportunities for professional development through training and mentoring.
  • Delegate tasks effectively and provide clear direction to ensure team efficiency.

Preventive Maintenance and Repairs

  • Develop and implement comprehensive preventive maintenance plans for building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Perform advanced maintenance tasks, diagnosing and resolving complex issues in HVAC, electrical, plumbing, carpentry, and other systems.
  • Track and manage the lifecycle of property equipment and systems, recommending upgrades or replacements as needed.

Property Inspections and Compliance

  • Conduct regular property inspections to identify maintenance needs, potential hazards, and areas for improvement.
  • Ensure compliance with local, state, and federal safety regulations (e.g., OSHA, fire safety, building codes).
  • Maintain accurate records of inspections, repairs, and safety procedures for compliance reporting.

Vendor and Budget Management

  • Manage vendor relationships, including negotiating contracts, monitoring performance, and ensuring compliance with agreements.
  • Assist with budgeting for maintenance activities, tracking expenses, and identifying cost-saving opportunities.
  • Maintain and manage an inventory of tools, materials, and spare parts, ensuring availability for routine and emergency repairs.

Resident Relations

  • Serve as the main point of contact for residents regarding maintenance issues, responding to concerns promptly and professionally.
  • Communicate repair and maintenance schedules to residents, ensuring minimal disruption.
  • Actively participate in community events to foster a positive living environment.

Emergency Response

  • Lead emergency response efforts, providing after-hours and weekend on-call support as needed.
  • Coordinate and oversee timely repairs during emergencies to ensure resident safety and property integrity.

SECONDARY FUNCTIONS:

  • Assist with subordinate tasks as needed to ensure uninterrupted operations.
  • Operate golf carts or company vehicles safely for job-related tasks.
  • Serve as a liaison between maintenance teams and property management to ensure effective communication and goal alignment.

JOB SCOPE:

The Senior Maintenance Supervisor performs advanced, non-routine tasks requiring critical decision-making, leadership, and technical expertise. The role involves creating and managing maintenance plans, addressing unique challenges, and ensuring operational efficiency with minimal supervision.

SUPERVISORY RESPONSIBILITY:

This position directly supervises Maintenance Supervisors and Technicians, providing performance feedback, identifying training opportunities, and participating in hiring and disciplinary actions.

INTERPERSONAL CONTACTS:

The role requires daily interaction with residents, team members, vendors, and management. Professional, clear, and respectful communication is essential to maintain positive relationships and ensure accurate information exchange.

SPECIFIC JOB SKILLS:

  • Advanced expertise in diagnosing and resolving maintenance issues related to HVAC, electrical, plumbing, and carpentry.
  • Strong leadership and team management skills to motivate and guide a diverse team.
  • Exceptional problem-solving and critical-thinking abilities.
  • Proficiency in the safe and effective use of power tools, specialized equipment, and maintenance software.
  • Knowledge of budget management and resource allocation.
  • Familiarity with landlord/tenant laws, fair housing regulations, and safety standards.
  • Excellent verbal and written communication skills, including proficiency in email, texting, and documentation.
  • Ability to remain calm and effective under pressure and during emergencies.

EDUCATION AND/OR EXPERIENCE:

  • High school diploma or equivalent required; Associate degree in Property Management, Facilities Management, or a related field preferred.
  • Minimum of five (5) years of progressive experience in property maintenance, with at least two (2) years in a supervisory role.
  • Relevant certifications preferred: Certified Apartment Maintenance Technician (CAMT), EPA 608 Certification, Certified Pool Operator (CPO), or equivalent

JOB CONDITIONS:

The work environment involves moderate to significant hazards, including exposure to chemicals, electrical systems, confined spaces, inclement weather, and machinery. The role requires physical stamina and the ability to lift up to 50 pounds, climb ladders, and work in challenging conditions. Availability for on-call support during evenings, weekends, and holidays is required.

The worker is required to provide their own inclement weather gear including hip boots, waterproof jacket and pants. Additionally, snow-chains and/or snow tires with studs are required to travel safely in inclement weather conditions.

PHYSICAL REQUIREMENTS:

The physical demands include repetitive motions of the hands, standing, walking, stooping, bending, twisting, and lifting heavy objects. The ability to maintain focus and performance under high stress is essential. Visual and auditory acuity are required to operate safely and effectively in various environments.
