About This Position
Trademasters Service, an award winning federal contractor, has over 30 years of industry experience and offers complete facility operations management, maintenance and repairs to millions of square feet of premium government buildings and office spaces and provides services for all the following systems or needs: HVAC, plumbing, electrical, call-desk operations, steam, boilers, UPS, generators, custodial, grounds, pest control, fire control systems, elevators, gates, bollards, service calls, architectural, structural and building systems.
We have an excellent career opportunity for a Chief Building Engineer at our prestigious federal office buildings located in NE Washington DC 20002. Building is LEED Silver-certified, approx. 430,000SF and completed around 2008. Convenient access by Metro Red Line, NoMa/Gallaudet University.
This position is covered by the CBA with IUOE Local 99.
Compensation: $68.56 Hourly/Non-exempt
Schedule: 7am to 3:30pm, schedule could change to 6am to 2:30pm, 8.50 hours per day with 30-minute unpaid meal break. Flexibility required during hours of operations from 5am to 6pm for overtime, emergencies call backs and other projects.
CHIEF BUILDING ENGINEER QUALIFICATIONS:

CHIEF BUILDING ENGINEER REQUIREMENTS
- Minimum five (5) years of Facility O&M management experience, within the past seven (7) years in a Chief or Assistant Chief supervisory role in facility operations and maintenance of equipment and systems comparable in size and complexity to systems found at the federal building.
- Experience operating CMMS systems for facility assets, PM schedules, work orders, inspections, testing, maintenance, certificates, and Quality Control (QC)
- Google Drive & Microsoft Office proficiency
- District of Columbia 3rd Class Stationary Steam Engineers License (DC 3rd Class)
- OSHA 30 Training
- EPA Universal CFC Certification
- District of Columbia Class A-B, & C Underground Storage Tank (UST) Operator Training
- 2 Hour OSHA Compliant Asbestos Awareness Training
- Ability to read plans and specifications.
- Familiar with local, state, federal, and international code requirements
CHIEF BUILDING ENGINEER DUTIES AND RESPONSIBILITIES:
- Operate in a supervisory capacity for site maintenance, HVAC and engineering staff to coordinate building maintenance/repair duties.
- Responsible for operation and maintenance of large commercial engineering systems including HVAC, electrical, plumbing, general carpentry, safety systems, and elevators.
- Performs troubleshooting, repair and preventative maintenance of energy management and electrical systems.
- Provides monitoring of facility operating systems using available Building Automation Systems.
- Conduct tours of the building observing and correcting system operations.
- Supervises/directs building engineering.
- Maintain Mechanical/Electrical rooms and associated equipment in a clean/orderly condition.
- Executes testing of life systems, emergency power systems water treatment, elevators and other systems as required.
- Executes the quality assurance program that directs and controls quality, training, safety, and in particular continuous quality improvement.
- Identifies areas of possible process failures before they happen, if failures do occur, initiates immediate corrective action and long-term solutions.
- Operates, monitors, maintains and repairs the facility’s HVAC, steam, chilled water, sanitary-domestic water.
- Addresses current environmental issues and concerns relating to IAQ, UST, lead, radon, asbestos, and Legionella prevention.
- Performs variable air volume boxes repair and preventative maintenance.
- HVAC unit trouble shooting repairs, minor air and water balancing, refrigerant recovery using refrigerant gauges, refrigerant system trouble shooting.
- Performs Quality Control inspections of all systems.
- Performs Preventative Maintenance and service calls as required during shift.
- Acts as senior representative at the building during respective after-hours shift.
- Cross-trained to operate and maintain one or more systems, which provide the facility’s heat, air-conditioning (cool, humidify, dehumidify, filter, and circulate air), refrigeration, steam or high-temperature water and electricity.
- Responds to alarms and make periodic tours, recording required data in operation logs
- Respond to service calls and take corrective action(s)
- Perform other related duties as requested.
