Kingsbrook Maintenance Asst

  • JOB SUMMARY
    • The Maintenance Assistant is responsible for daily maintenance duties, including maintaining the neatness and cleanliness of the grounds area, maintaining proper working order and repair of equipment, and providing total building maintenance services to ensure a safe, sanitary, comfortable and homelike environment for residents, staff and public. Maintenance services provided are in accord with facility policies and procedures and consistent with state and federal laws and regulations to maintain an environment that enhances the quality of life for residents.
  • DUTIES AND ESSENTIAL FUNCTIONS
    • Overall performance rating of below indicated essential job duties:
    • Works any shift necessary for the adequate coverage of the department and additional hours if needed, including on call.
    • Performs and documents preventative maintenance and records completion of scheduled tasks.
    • Respects Residents’ privacy and preferences about room arrangement and personal items.
    • Knocks before entering resident rooms and bathrooms.
    • Assists as directed with shoveling of parking lot, sidewalks, driveways and patio, as well as mowing, raking leaves and caring for shrubs and trees.
    • Takes appropriate actions to secure maintenance supplies out of reach of residents at all times.
    • Assists with cleaning of vents, light fixtures and air conditioning filters.
    • Posts signs indicating a safety hazard any time that maintenance activities pose environmental hazards to staff, residents or visitors.
  • EDUCATION/LICENSES/CERTIFICATIONS/OTHER REQUIREMENTS
    • Minimum requirement:
      • High school diploma or GED equivalent.
    • Preferred qualifications:
      • Previous Maintenance experience.

While performing the duties of this job, the team member may occasionally be exposed to blood or other body fluids, fumes, or airborne particles and toxic or caustic chemicals. This job cannot be performed without exposure to the stresses associated with an intimate, 24 hour residential care environment that delivers care and services primarily to disabled and cognitively impaired residents. Examples of these stresses include, but are not limited to: shift rotation, weekend and holiday duty, unusual or impaired behavior by residents, family reactions to having a loved one in the nursing home, death, and dying, oversight of state surveyors, ombudsmen and federal officials, presence of consultants and attorneys, and variable involvement of medical staff. The noise level in the work environment is usually moderate.
    • Constantly works near moving mechanical parts.
    • Frequently exposed to wet and/or humid conditions and extreme heat.
    • Frequently exposed to a risk of electrical shock.
  • PHYSICAL DEMANDS
    • The physical demands described here are representative of those that must be met by a team member to successfully perform the essential functions of this job. While performing the duties of this job, the team member is occasionally required to sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk or hear. The team member frequently is required to stand and walk. The team member is occasionally required to climb or balance and stoop, kneel, crouch, or crawl. Occasional physical effort with light to medium objects. Occasionally required to lift objects of 10 to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, and peripheral vision.
    • Frequently required to use fine motor skills to handle and operate instruments/devices.
    • Occasionally required to operate a computer and other equipment.
    • Frequently required to lift and/or move items up to 50 pounds.
    • Occasionally required to life and/or move up to 100 pounds
