Corporate Accounting Manager (Leases & Capital)

Position Summary

The Corporate Accounting Manager (Leases & Capital Focus) is responsible for leading the day-to-day execution and oversight of the Company’s lease accounting, capital accounting, and franchise billing functions. This role ensures all related transactions, reconciliations, and close activities are complete, accurate, and timely.

This is a hands-on role requiring active involvement in transaction review, issue resolution, and close processes, while also managing and developing a team. The Manager is expected to take ownership of routine accounting decisions and drive issues to resolution, partnering with the Director of Corporate Accounting on more complex or technical matters.

Key Responsibilities

  • Own and lead the execution of lease and capital accounting activities, ensuring accuracy, completeness, and timeliness.
  • Own recurring transaction cycles, including rent payments, sublease billing, percentage rent, and franchise royalty billings.
  • Oversee the rent inbox and related communications, ensuring timely responses, clear follow-up, and resolution of landlord and subtenant inquiries.
  • Own the close process for leases and capital, including review of journal entries, reconciliations, and supporting schedules, and ensuring outputs are accurate with minimal rework.
  • Own the integrity of data across systems, including reconciliation between lease systems (e.g., Lucernex) and the general ledger (e.g., NetSuite), and resolution of discrepancies.
  • Evaluate and resolve routine lease accounting matters under ASC 842, including lease amendments, remeasurements, and variable rent considerations; escalate complex or non-standard items as appropriate.
  • Support capital accounting decisions under ASC 360, including review of capital expenditures, asset disposals, and application of capitalization policies.
  • Manage and develop a team, including coaching, training, prioritization, and performance management.
  • Coordinate audit support and maintain effective internal controls over lease and capital accounting processes.
  • Identify and drive process improvements, including opportunities for standardization, automation, and efficiency.
  • Partner cross-functionally with Real Estate, Development, Legal, AP/AR, FP&A, and Treasury to ensure alignment and timely resolution of issues.

Qualifications

  • Bachelor’s degree in accounting or related field; CPA preferred.
  • 6–8+ years of accounting experience, including lease accounting and people management.
  • Strong working knowledge of ASC 842 and ASC 360.
  • Experience managing close processes and reviewing work in a high-volume environment.
  • Experience with lease accounting systems (e.g., Lucernex) and ERP systems (e.g., NetSuite) preferred.
  • Strong computer skills, including in-depth knowledge of Excel.
  • Strong organizational, communication, and problem-solving skills.
